Home Hasn't Sold ~ Seller Has Some Responsibility!

A client of one of my agents is upset that their home has not sold.  They claim that it has not been marketed properly, hasn't seen it in the local real estate magazine rag that sits at the car wash and are upset that the showing feedback has been negative.

 

They are telling my agent that she is simply not doing her job.  This young woman has spent countless hours marketing his home.  Professional pictures, blog, social media, local MLS, a well-know Farm & Ranch site ad and 3 months in the local real estate magazine!  This doesn't even begin to cover the time and effort that she has put in to this home.

 

What they are not saying is:

  • They refuses to take down all of the stuffed animal head trophies.
  • The urine-soaked carpets from the pets have not been cleaned.
  • The bird aviary area from the garage into the house is full of feathers and poop.
  • The out-dated, highly personalized paint they refuse to consider to change to a neutral.
  • The extreme clutter has not been dealt with.

 

Seller's do have a responsibility in helping their home sell.  You can pull your listing and head to another agent but if you refuse to listen to the professional advice, your home will most likely SIT on the market.  Making your home "show ready" is vital in the success of a sale.

 

So don't blame your real estate professional when you won't take responsibility for your part!  We do this everyday and we know what will sell a home and what will prevent a home from selling.  Listening to sound advice rather than the blame game is essential!

You are right Chris and Dick Dovorany it is beating her head against the wall.  Since it is an agent that is in my brokerage, I can advise but she has to make that decision.

Paula McDonald I recently got rid of a similar client, although the house was beautiful all the time, they were unhappy that their neighbors sold their homes for much less and I suggested a price adjustment.  Clearly, the comps had nothing to do with anything, it was my lack of marketing that was holding them back, not being the highest priced home in a neighborhood that has slow sales in a price point $400K over the average for the area.

We can set all the expectations we can with a seller but it's just so easy for them to throw us under the bus when their home doesn't sell because they refused to heed our advice. Unfortunately I don't think that will ever change.

Wouldn't it be nice if we insisted that they have an Agreement on The Seller's Side of things they need to do in order to assist in their sale?  Keep the house clean, remove personal items, etc.  We tell them these things, give them checklists, but if they ignore them, the blame is theirs alone.

Paula, all I can say about those particular clients is, I'll be watching to see how they fair with the next agent, who I happen to know is a VERY LARGE TEAM with a big box brokerage who deals with MEGA VOLUME.  They are impressed by his advertising on a local radio station, not properties, himself.

Paula,  I gasp to realize and know all the time, effort and energy and expense an agent puts forth in marketing a home.  We are not miracle workers. Putting lipstick on a pig does not work. Not putting lipstick on a pig does not work either. Sellers must take responsibility for their role in getting their home sold.

I always love sellers that take listing notes seriously.  They paint, clean, put in new carpet.  Those are the sellers that get results.  No amount of marketing is going to overcome this seller's issues.

After the Cecil the Lion episode last week, I think any sellers who have animal trophy heads on the wall should rethink that! 

In a market that is healthy, and homes are easily selling, if one doesn't, that the seller needs to take some responsibility for condition, and perhaps price.
