reverse 1031

I was really dreading the 1031 CE class today, but I pick up one real piece of information. I leaned about reverse 1031 where customer sell their home first, then buy another like property to replace it. I sold my neighbors a home in 2003 and they have now decided to list it with me, they should profit about 100k. The capital gains taxes on a federal and state level would really take a lot of the fun out of it. A reverse 1031 should save them all the capital gains om their investment property. Glad I went to class and stayed awake, even in the world of the CPA.
