Greeley CO Home Sales July 2015

Home sales in Greeley declined in July 2015 to 148 sold, down 17.4% from 177 in June 2015, and down 25.3% from 198 sold in July 2014 (although that was an unusual month). Home sales are still stronger than last year, and buyer’s are still very active. We would have liked to have seen a bit more momentum in this summer’s market, though.

 

Greeley CO Home Prices July 2015

Home prices were basically unchanged in July 2015, with the median price remaining at June 2015’s $228K level, while the average price dropped 1.2% to $239K from $242K in June 2015. The trend lines for prices continue to show good signs of long-term increases in home values.

 

Greeley CO Home Inventory July 2015

Inventory again posted a good increase, with the number of active listings jumping 37.1% to 218 available homes, from 159 in June 2015. And the months supply of inventory (MSI) rose to 3.5 months in June 2015, a gain of one whole month, indicating a bit more balance in the marketplace.

 

Summary:

It was an interesting month for Greeley real estate. Prices held steady, and the gains in inventory were welcome. As the regional economy is expected to show continued strength and job growth, we expect demand to remain high. So we’re a bit disappointed in the decline in sales this early in the year, but it may just be a statistical variation that means little, and coming months will tell us more.
