happen through the process.

There are plenty of articles on what to do to get your house ready to sell.  And articles of things not to do.  But here we are going to talk about what to do or not to do during the home selling process.

Once the listing agreement is in place a few decisions need to be made.  For instance, where to put the lock-box.  That may sound silly but if you have a glass door, you may want to put the lock-box on a bib house or some other secure area.
 
Is your property on a corner lot?  Which way does the traffic flow?  Where us the best placement for the sign?  Your Realtor will help you with that.

How will appointments be made to see your property?  There are generally 4 choices.  They are:

Vacant House--Go and Show

 

  1. Go and Show
  2. Leave courtesy message
  3. Must make contact with one
  4. Must make contact with all
A "Go and Show" is generally only used on vacant houses.  Since no one is there it really doesn't matter.


A "Leave courtesy message" simply means that the appointment center will leave either a phone or text message saying the time the appointment will happen.
Must Make Contact
 
A "Must make contact with one" is simply that.  The homeowner has to be contacted and a firm appointment made.
 
A "Must make contact with all" is rarely used.  As a matter of fact, I am not sure of an instance when it would be used.
 
Those decisions are now made.  Now what?
 
You sort of live on the edge of your seat.  It could be that any moment the phone will right and someone wants to see your house in the next hour.  Wow!
 
In preparation for that to happen, that means that you will need to keep your house, your yard and your garage nice and tidy all of the time.  You may have to teach the kids the fine art of putting the dishes in the dishwasher.  Oh, and don't forget to keep the grass mowed.
 
The average market time in Amarillo right now is 79.2 days.  If you have your house priced right it will sell long before that.  If not, you can expect more than 79.2 days.  
Counting the Days
 
You might get a "lull" in showings, too.  For instance, the first 7-10 days you may have several showings but then nothing for a couple of weeks.  That probably means your house is overpriced but if you decide to keep it at that price, don't fall asleep in the "lull" and not mow the lawn or put the dishes in the dishwasher because as soon as that happens, someone will want to see your house in 30 minutes.
 
A question that you may be asking is, "why do we have such short notice"?  The answer to that is usually this scenario.  The buyer agent brings the buyers into their office and they begin to look at houses on the "big screen".  They pick out three or four houses and they are so excited they want to go look RIGHT NOW!

I might also mention, as unfair as it may be, generally buyers choose the path of least resistance.  If they can't see your house at that moment, they may not come back to it to see it at all.  
 
And then finally, after weeks of waiting you get an offer and it is accepted, the option period is through and now all you need to do is wait to close.  You give a big high five and remember that you are moving and now is the time of doing just the opposite of what you have been doing.  Now you have to destroy your house  taking everything out of everywhere and packing!
