Clean Up That Office Space

To all my clients I cannot stress this point enough...keep the main thing, the main thing. What do I mean by that?  Take a look at the next picture and you will see.....

 A buyer's first impression of your house can make or break a deal. So what is this room? Well, it is SUPPOSE to be the living room, but the homeowner had it set up as his office. When I was called in for my consultation the realtor thought we would need to rent a living room set to replace the office furniture. Upon careful review of the other rooms, here is what I found in his sunroom..

 The homeowner had these white leather couches and tables in his sunroom, which were way too heavy for the space. We simply swamped the two rooms and now when you enter the house you see the living room as it was meant to be. We then put the antique desk in the sunroom, added some nice plants and a large bench for seating. His sunroom now became his office, an office that anyone would love to work in.

Sellers, when selling your home, each room must be defined. Please don't set up your office in the main living room or dining room. Always keep the main thing, the main thing, it will help sell your home....

I always say make the room fit the label not the life style .. if it is a dinning room .. make it look like a dinning room.. not the family study hall ..

I guess it all depends on the lifestyle and purpose of the house-hold. Certainly if the property is being shown to prospective buyers; it should be neat, clean and presentable. I, personally like seeing properties completely empty of everything. I can see the value of a professional stager too. The before and after is just amazing!!!

That's great - but if the seller works from home, it could be a problem....I know that I work from home and although I could make my office space look more presentable, apart from taking  a prolonged vacation, there is no way that office is being dismantled.  My place is too small for any other solution.

Today, with so many people working out of their homes, this is becoming more and more common.  I have found so many homeowners using their living and dining rooms as an office.  It is understandable if they do not have the extra space, but I always wonder what they do when they are entertaining.  Do guests come over and sit at the desk? This transformation that you made for your clients looks FANTASTIC!

Phyllis, You are sooo right about this. Can you have a chat with some of my clients? I just finished a lovely 2500'home, very formal layout - living room of to the right of entrance, dining room to the left. First thing you see walking in is the HUGE desk/wall unit in the living room. Anyway, client refused to move it so I worked around it but there is only so much we can do. Great job!

Beautiful job as always, Phyllis. I also work from home and would love a larger room. Right now I am in a bedroom minus the bed of course. If I was selling this house I would return it to a bedroom right away. But then I know the ground rules, thats why the public NEED us!!
