Animals of the MLS

By
Real Estate Broker/Owner with Zion Realty

It's back to the canine companions for this week's installment of Animals of the MLS. I'm having a hard time telling whether this pooch is real or stuffed. I'm going to go out on a limb and say he is still among the living although I'd entertain the argument from the other side. He certainly seems quite fixated on some sort of object or activity that is going on beyond the photo shoot in which he has no idea he's the star. His ears are perked up and his tail is in a neutral position so the body language tells me he's more curious than defensive.

As interested as he seems to be in what is happening in another area of the house, in my opinion, the agent could have easily waited until he investigated the off camera action before snapping the picture. This room seems cluttered enough as it is without the added pet being showcased as well. Although being hidden behind the shade of the floor lamp, there is also a bird cage in the room. Birds are not only extremely messy but can be a very loud distraction when it comes to showing a property.

This is also a perfect example of a client needing to be steered towards the help of a professional stager. This living space is not very large but it is cut down to appear even smaller with the presence of multiple plants and too many home decor items. A potential buyer would be hard pressed to notice the great selling features of this room such as the fireplace and the vaulted ceilings. Let's just hope the added disturbance of pets in this home didn't affect it's ability to find a new owner.

That;s so funny. You really do see everything in this photos. I remember looking at the pictures on a listing several years ago and seeing a bra hanging from the show curtian rod. lol

Good morning Nicole.  I wonder if the agent tried to get them to remove some of the clutter?  Doubtful but he/she should have waited until the curiosity was over so they could have got a better photo

My initial thought that this was a stuffed dog as well, Nicole.  Either way, he should not be in the MLS unless he comes with the house.

Good morning Nicole. It looks real, but no matter I would not have had it in a photo, to me it sends the wrong message.

Hey, if you can't be bothered to straighten the pillows on the couch and get the camera out of the bushes, what difference could the dog make?  UGH!

Rob - You should start saving the pictures and blog about them like I do!

Evelyn - It leave a lot to be desired.

Chris Ann - That's actually a good point. That could very well be the case!

Alan - No one caught that? That's crazy!

James - I bet a few minutes later the dog was gone and the picture could have easily been taken at that point.

Gabe - I'm glad I'm not the only one that thought it could be fake.

Joe - It eliminates a whole subset of buyers that don't like animals.

Jeff - If he was stuffed he probably wouldn't be out in the middle of the room like that.

Jenna - My OCD goes wild when I see this picture. There's so many things wrong with it.

Nicole, I never get the chance to read each and every blog of yours (not enough time in each day to catch all of my fav bloggers, you most certainly included), BUT I sure love your funny and spot on (pardon the pun with this dog) take on this particular photo.

I am grateful for the happier doggie/pet photos than the sad ones!

I was doing the pictures for a listing and must have had 8 tries at the living room as one of four dogs was always sneaking in the picture. LOL    they were so darn cute!

What a combination! A clueless seller and an armature agent. What is for sale? The dog or the property? Distracting!!!

I'd say among the living, just because of where it is in the room, but it looks stuffed.

Hi Nicole.  Real for sure.  Decluttering is needed badly.

Gayle - This guy seems happy and intrigued!

Tammy - That's when you try and lock them in a room for half a second while you get some shots of the rest of the house!

Freddie Laser - I think it would be more your personality to train them to say, "Squawk, there's a dead body in the closet, Squawk!"

John - I'm guessing the house was for sale but the dog may convey.

Roger - Well they say in real estate location is everything!

Conrad - Decluttering was desperately needed in this home!

Nicole, I think a professional stager will add lots of value to certainly the home you featured in this blog and in most other cases.

Aloha Nicole,

I enjoyed your forensic study of the photograph and the suggestions about improving the merchandising of the property. You are spot on about utilizing the fireplace as the focal feature and the highlighting of the cathedral ceiling. All of that could have been accomplished relatively inexpensively and with some basic staging.

a hui hou,

Bob - Staging is always a plus if a seller goes that route!

Kimo - Basic staging and de-cluttering would have done wonders for this property.

Hi, Nicole...You know I'm an animal lover. But this dog is the focus of this picture and he detracts being able to see the house.

Debbie - It absolutely is a distraction. I can't believe the agent didn't have the opportunity to retake this picture without the pooch.
