Since San Marino schools are so popular and the city of San Marino has only single family homes, Huntington Grove Estates townhomes offer a very attractive alternative to the much higher priced properties found in the city of San Marino.
The 35 townhomes at Huntington Grove Estates were built in 1974. All but one of the homes are two story. They have either two or three bedrooms and up to three baths. The spacious homes have high ceilings, fireplaces, atriums, abundant storage and two car private garages. The architecture can be described as California Modern Mediterranean and the grounds feature extensive greenbelts, beautiful lawn areas with lush landscaping and majestic oaks. There is also a pool, spa and lounge area.
Turnover of properties at the small complex has historically been very low.
There is currently one townhome at Huntington Grove Estates on the market for sale. Newly listed, it is a two bedroom/three bath residence with approximately 1866 square feet and is priced at $891,888. There have been two closed sales so far in 2015 according to our local multiple listing service(mls). Both were three bedrooms. The first sold for $980,000(list price $938,000) in March and the other in July for $930,000(list $899,950).
In 2014, there were four mls-reported closed transactions ranging from $800,000 to $948,000 with an average sales price of $869,222(median sales price $864,444). They sold at 104.51% of last list price and for $426.34 per square foot on average.
In 2013, there was just one mls-reported sale. It was a two bedroom plan with approximately 1701 square feet and sold for $643,000(list price $648,000) in an all cash transaction.
