If Print Media is Dead, How will I Market a Horse Property ?

By
Real Estate Agent with KW Elite

Well that's my dilemma or is it ? A decade ago I would have placed a very expensive photo

display ad in Horse related publications . Ten years before that , I would have placed Classified

ads in numerous local and regional Newspapers , hoping someone who had horses would see

them. Fast forward to today , very few people under age 50 still subscribe to a Daily Newspaper !

What's a Real Estate Agent to do ? Well that's where the synergistic power of the ACTIVE RAIN

COMMUNITY comes in !!! I'm looking for your sage advice and marketing savvy !

To date , besides the MLS, I have created an AR  Blog post with multi photos and a call to

action - "for a complete MLS printout (including Photo Tour & Seller Docs) EMAIL me". (using

web  capture to snag their email) .  Next I have used the AR (provided) Social Media Tabs to

launch the post to that readership.  I have created a short URL and posted it on various FB

Groups( I've joined) and Pages (I've LIKED).  Finally I have found 3 Face Book Groups that

have 3,500 - 5,000 members(each) who are all about HORSES !!!(and posted the AR URL).

I now need the help of the Active Rain Community to take my game(and marketing) to

the next level ! Thanks for your help !

Michael - Of course you need to know who your target market is, and direct your marketing towards that. Social media can help, but you need to advertise where horse people go, where they search online, or in the publications they read.

There are a number of Equestrian Property Search platforms out there for you to choose from. If you put yourself in the shoes of a consumer, and just enter in the search terms relevant to your market, you will most likely find a couple that rank well for your area...

Michael J. Perry - I am sure there are some ways in which you can send direct mailers - or even use EDDM to make it cost effective.

As much as I like to advertise online only. I believe Print Media is still alive! It just needs little tweaks here and there.

Share the road to your new home.

Great question about print. I like a personal contact approach. Find the top agents in your area and call them personally to promote your new listing and ask for their advice. Chances are they know someone who is the right buyer for your new listing. By reaching out to them for mastermind you can build a stronger relationship with the purpose of selling your properties faster.

Put it on the MLS, syndicate your listing, put it on YouTube, create other blogs.

I think print ads still work. There is something about a "tangible" photo on a piece of paper. Look at the retailers - they don't tire of sending out fancy, glossy catalogues and flyers.

Print media is not dead, it just has a bad ROI. For the 10% who do not use online access to information or listings, it is a high price to pay.

Lots of great ideas from our AR family.  If the property is most likely to be attractive to folks under 50-  on line would be the place to go.

While most people use the internet to find homes/etc, some still use print (I still subscribe to the daily newspaper).  I would give that a shot as well.

I have found blogging and social media to be quite effective for myself.  The only print advertising that I use is for some brochures for listings.

You may need to purchase some mailing lists to target prospects for this property.

I like  your idea of being active in Facebook groups.

You should pull up less expensive equestrian neighborhoods and perhaps ones with less amenities and direct market to them.  Send virtual tours and / or flyers to every agent with current listings of the lesser properties so they can trade up to yours.

You have done well. One more thing I would recommend for Facebook, is Facebook ads targeted to people whose interest is horses and in the age group and location you chose. Far less expensive than Google ads.
