Kingsbrooke Single Family Home Report: June 2015
It is beyond time for another Kingsbrooke Single Family Home Report. Normally this report would have been out at the end of July, but with the summer market being surprisingly busy, it fell through the cracks. The information is no less valid. As usual, we will make comparisons to last month (May 2015) and last year (June 2014.)
HOMES FOR SALE IN KINGSBROOKE
2 Listings were Active: Both Regular Sales
There were two fewer Kingsbrooke single family homes for sale when June came to a close, than there had been the month previous. The high list price was down nearly 4% while the low list price was up over 17% since last month. The average list price was up over 2% since last month, but was down 2.5% since last year. Of course, list prices are suggestions. The numbers that matter most are those we see in the sold column.
HOMES UNDER CONTRACT IN KINGSBROOKE
3 Listings were Under Contract: All Regular Sales
There were three Kingsbrooke single family homes under contract when June came to a close. That's two more than we saw under contract when May ended. Since we only have one comparison to last month, let's just look at average comparisons. The average list price at time of contract was up just over 11% since last month, but was down 6% since last year. The average marketing time was up 6,500% since last month (going from 1 day to 66 days) and up 128% since last year.
HOMES SOLD IN KINGSBROOKE
3 Listings Sold: 2 Regular Sale, 1 Foreclosure
The same number of Kingsbrooke single family homes sold in June, as did in May. This time around, however, they weren't all regular sales. One was a foreclosure. The high sold price was up nearly 12.5% since last month, but high marketing time was 56% longer. The low sold price was down just over 11% since last month, but the low marketing time was 80% faster. The average sold price was a tad higher since last month, but was down 1% since last year. The average marketing time was 154% longer than it had been last month and was 112% longer than it had been last year. Values are stable, but it is taking longer to sell homes.
