Home Buyers With Teens--Expect the Unexpected and Voiced Opinion!

It is a great time to buy a home in Minnesota. As a Realtor working in the north Twin Cities metro, I see awesome homes at great prices coming on the market everyday. There is an abundance of homes in the $300,000 plus category from Ham Lake to Forest Lake and everywhere in between. Whether you want a two story on acreage or a rambler with lakeshore there is something for everyone. And people are able to negotiate some very attractive deals. So as a family we started thinking, this might be time to make a move.

Now the last time we relocated, the kids were toddlers and offered very little opinions on the homes we looked at. As long as we assured them that their Little Tikes, Hot Wheels and Duplos were coming, the house was just a box to keep the playthings in.

Flash forward to today and we have an entirely different situation. Our young adults who are usually in a music-induced stupor and non-talkative when it comes to family outings, take the earbuds out and fully participate in the discussion of possible new houses.

Here's an example of one such conversation with my teenager...greenhouse

"There it is up there. It looks very nice. Nice lot. Interesting design."

"You mean that big ugly GREEN house?"

"That's just the siding color. It is beautiful inside. I have seen the photos!"

"But it is GREEN!"

"So you live on the inside of the home."

"Look at all the other homes in the neighborhood. They are tan. We are going to be the house that everyone uses as a landmark, you know, ‘turn right at the ugly green house'!

"It's not ugly green. It is a very lovely sage green"

"Mom, I don't know what sage is but I if it is anything similar to the color of puke, I would agree!"

Okay...so my husband didn't like the wetland so near to the home so the lovely sage green house is out. We will continue to look. But my experience with young adults tagging along and voice opinions is not limited to my own kids. Several of my clients have had young adult children accompany them on house shopping excursions lately. Some of their voiced wants, needs and demands are priceless:

  • "You are not seriously considering moving us to this dump are you?"
  • "I vote for the home with the swimming pool!"
  • "It's in the middle of NOWHERE!"
  • "This one is great! We can build the wet bar here and put the pool table there."
  • "So why can't we have the big bedroom with the walk-in closet and private bathroom? It makes sense if you are going to make us share a room."

And if you think watching a toddler at a home showing is tough, try an inquisitive 13-year-old.

  • "I wasn't doing anything. I just opened the door of the clock to see how it works!"

Most families want their teenagers and young adult children to be onboard with the move. If the kids are not working with the parents, passive aggression could rise to the surface. Bedrooms will never be cleaned when there is a showing on your existing home. Dishes will be left in the kitchen sink and dirty towels on the bathroom floor of your perfectly staged home.

I understand that every family has to negotiate and find middle ground. But parents have to remind the kids who will be signing the purchase agreement and making the payments on the new home. The parents have the final decision on the house.

Of course, that doesn't mean that we parents won't hear our young adults' opinions loud and clear-but as we are changing a world that they believe revolves around them, that's to be expected. Right?

Teri, this is priceless and sooo true until they find one they like! When my teens saw our new house years ago though, they were all excited and promised to help cut the grass and take care of all the yard work....yeah. You guessed it, rarely happens!!

Teri - I had to laugh when I read your post.  It reminds me of a couple I had who made their decisions based on the dog and their 2 year old son!  After 80 homes, they decided the entire State was not for them!

Teri, That gave me a chuckle.  But you have some great points here.  The kids can make the decision on the house when they get older and can buy their own.  Giving them a complete say is not sending any good message.  Happy parents will usually beget happy kids.

LOL, I love your scenario of what teens say. Sounds SO much like them, especially the green house as a landmark. I really think that today's children/teens are given too much latitude. They would be allowed to check it out if they wanted to go along, and in fact, they did. They just would immediately start choosing which room would be their's.  Much simpler....

TERI, I made moves at all stages of our childen's development and I think those teenage years was the most challenging.  Now that they are grown we have stayed in the same house for 11 years.  Our house is really too big as we bought it when they were in 5th grade and 9th grade but oh well we love our house.  Great information!

Hi Teri:  Aren't kids wonderful.  I had one once say...who is this guy?  That was as he strolled by with earphones and music loud enough for me to know it was rap music.  The parent looked at him and said the Realtor that is going to sell your bedroom......they both laughed and he stopped in his tracks!  He turned and said, I am not cleaning it either....

Teri, Your post had me laughing because it is very true....I could just hear my kids (and they're older!) with almost the same comments :)  I think the parents should look first and take the children to the homes they are very interested in....

Funny stuff! I haven't witnessed this firsthand. I do see clients whose kids rule the roost. I can imagine how hard it is to keep a house clean with kids.  Teenagers have lots of opinions.

Teens and younger children make disourging comments all the time. I've found you can't argue with them because they are always right. So we just move on. Good luck in finding a new home !

Teri--That was an actual conversation I had with my son...He was dead serious that he hated the house because of the color and would only consider living there if we changed the siding. It really surprised me that he cared that much about a house he only has a few years to live in. Go figure...Mom has the last say though...hehehe. ;)

Marchel--We have only moved once...Looked a few times but have spent 11 years here. The market is good but finding a house that makes everyone happy is going to be difficult...especially because we don't HAVE to move. It will be an adventure looking though...weird being on the other side of the decision.

So true! We're holding an open house tomorrow that is really beautiful, but just not what the hub and I are looking for right now. My 6-year-old really wants it, though, because there is a step up in the little guy's closet and a door to the attic from there. What else could you ask for, right? ;)

Teri - thats pretty funny, and exactly how it is! My son once said a color that I liked for our exterior looked like puked up fish guts. Too bad for him - I guess I like puked up fish guts, (Sherwin-Williams Poised Taupe)and amazingly, so did all my neighbors when we did the update. There have been two copy-cats since in my neighborhood who like that flavor as well.

Teri, after a really long househunt, parents took teenage son back to see The Contender - at least it was a contender until the kid said,"Mom!  Dad!  I'd rather live in a tent!"  Yeah, teenagers, even if they'll be off to college very soon, are part of the decision-making process these days.  You know, The Advisory Board!
