Today, I received feedback on one of my listings. In the feedback, the buyer's agent asked a few questions about the property. She ended the feedback with "Is your Franklin home seller flexible on price?".
First of all, we are the listing agents on this particular property. Our job is to represent the seller and his interests. we want to get the most money and the best terms for our sellers. That's what they hired us to do. We often hear this question from buyers but were surprised to hear it from a fellow agent.
Secondly, when we list a home, we look very closely at the recent comparable home sales for the last 90 days. We preview other similar properties to provide sellers with our first-hand account of their competition. Sometimes we'll see properties that are nicer than theirs and other times we'll see properties not as nice as theirs. We'll take that all into account when pricing a home.
Thirdly, we provide our sellers with the best opportunity to sell quickly by providing staging assistance and having their home professionally photographed.
When our listings hit the market, they are ready to be sold. Buyers will immediately tell us if we've priced it right by scheduling an appointment to see the home. If we've done our job well, our sellers can expect to receive an offer within the first 10 showings.
The listing in question has had several showings and did, in fact, receive an offer within the first ten showings. Now that we've established that our home was priced right and ready for sale, here's how we responded to that email:
Since I'm sure you've conducted a comparative market analysis on this house, you've already realized, we are priced below current fair market value. We did that to create lots of interest and achieve a quick sale. Even so, I always tell buyers, you never know how flexible a seller is on his price until you've put a written offer in front of him. Your best way to gauge his flexibility is to prepare an offer.
Our job as the listing agents is to help our clients price their home right and prepare it for market. We won't ask them ahead of time what their bottom line is. We don't want to know. When we receive an offer, we'll discuss the offer's merits and weaknesses. We'll remind our clients what's going on in the market and why they want to sell, we'll also discuss other feedback we may have received from buyers who passed on our seller's home. All that information will be relayed to the sellers at the offer presentation.
