So...What If They Dont Qualify?!?

Ok, so times are changing.  You dont qualify for financing just because you have a pulse anymore.  But one thing I can say is that I'm still taking as many, if not more, applications then before...so, what if they dont qualify?  Do we kick 'em to the curb? 

 Buyers and borrowers look to us for advice.  We are the experts!  I recommend highly that EVERY agent and lender have at least a basic understanding of how credit works, what effects it, and the best ways to fix it.  Align yourself with a credit repair company for clients that are past the point of a quick solution and be ready to advise them on a course of action for the future if they cant qualify right now. 

 Guage your clients desire.  Find out why its important for them to buy a home, and you will be able to tell which clients are serious about investing a little time and effort into cleaning up their credit.  Once you have that willing client...stay with them through the process.  Keep in contact, check on their progress, etc.  Your clients will appreciate it, and you will have earned their business AND respect by being the expert and offering advice that would impact their future.

We cannot kick them to the curb. I totally agree! They should not be written off if they are willing to work on their credit! We have ALL these people going out of business because they can't handle it or support themselves due to this market. SO we have to stay in business so that we can take care of ourselves and everyone else who DOES want to buy or refinance.

I think that's a great idea,  align yourself with a credit repair company and a good mortgage person and follow up.

These are the people that will really appreciate it and refer you more business.

I love your idea's, it is not impossible to fix your credit in some cases it may take a little time but it can be done, if they are willing to put in the work it will happen!  Your clients will respect you and appreciate you more in the end.

We actually have a program where we work with those people who have been "kicked to the curb" to help them get into a home anyway, while repairing their credit.  We're looking to work with lenders who have  declined these people so that together we can help them repair their credit and become homeowners.
