When it comes to raising a family, actions speak louder than words. Your children learn from example. Don't tell them one thing and then do another.....they see right past it. They are more likely to do what you do, NOT what you say!

Actions can be far more powerful than words.

 

I was thinking this morning how often sellers think they can sell their home with words...

well maintained

spacious

like new

recently renovated

...and very little action.

 

Home buyers are very perceptive.

They know "well maintained"  when they see it.

The evidence is there, and it's surprising just how many sellers don't realize how obvious the evidence is.  

How you present your house for sale, and how it measures up against the competition, is key to appealing to buyers.

It's the difference between making money and losing money! 

 

  Your preparation prior to listing could determine whether you have multiple offers or multiple price reductions.

This is excellent advice Sharon.  "Words" in marketing and advertising mean nothing.  "Show me" is what works.

Barbara Jo:  Something I've referred to before.....Premature Listing Syndrome.

For some sellers the priority is getting it listed. Wouldn't you think the priority would be getting it sold?

Ed:  So often I find sellers to be surprised when I start pointing out the red flags in their home. I understand that. It's the surprised agents that I find even more interesting. You have no idea how often I hear " I never would have noticed that." or "I didn't think of that."

James:  When I was looking for a new home, I actually refused to go inside at a couple of listings.  The real thing did not match the pictures.  I walked away before even opening the door.

You are so right, Sharon.  I wish more sellers would prepare their home prior to listing it.  I don't think they realize what a difference it's likely to make in terms of how quickly it sells and how much it sells for.

S. Leanne:  I've had many sellers tell me that they wish they had started the whole thing much sooner....given themselves more time. Too many sellers call the stager saying "the agent wants to list in a couple of days". It's far too stressful!

Lou:  I tell my sellers to be 100% ready to show BEFORE listing. It not only makes marketing sense (cents), it takes so much stress and pressure off the sellers!
