I met up with a potential client who insisted on getting together. I will pay you for your time he says and I said, there is no charge for my services to consult. He was pleased and we met. He explained to me his situation which involved a 1031 exchange, retirement goals and rental issues. It was a necessary and meaningful meeting that gave rise to many other questions

FIRST TIME OUT

Real Estate is like that. It is a force that brings to the surface many issues whether you are buying or selling, renting or investing. This is transacting at the highest levels and requires prime attention, discussion and then planning. We want to succeed first time out. Second time out is higher maintenance

NOT SELLING?

What I found interesting is that the home in question, the one that is being considered to be put up for sale was listed twice before with no results. Now, I have questions! How can that be? How can you have a nice home, in good condition that doesn't sell well?

LET ROSIE THE RIVETER HANDLE IT?

It all came out once you pry the lid open. The first agent hired was the traditional friend of my wife agent who gets the listing for every reason except the right one. It goes on the MLS and to make a long story short, nothing happens. Having a family friend casually take this on brings casual results if any

WHY BRAKE?

Second agent was indifferent and had no urgency, marketing or get up and go which is the best way to explain it as it was explained to me. But you see, I saw something else going on. What was the common denominator in both situations? The principal! The client was a braking force a sort of slowing the process down.

PRIVATE MATH?

The man was inflexible the first two times out. WHY? He took some hard cash and invested it into the subject property to help it sell and because of that, demanded the price in his head for all his time and trouble. He did the work himself too. I want my price he says...but the market yawned and said yea yea

RICHIE UP AT BAT

So now, its my turn. Well I am a believer that how you start something determines how it will end up. There are many ways to approach something so I am not an arguer. I understand that. However, its my way when hired! Why is it my turn? Read on...

GOT SENSE?

After so many years of doing this and having a good grasp on how it works, where it fails and how to set up a result, I lean on my savvy which comes through every time. Its the other guys strategy that I am not sure of. In this case, you got an owner and his ways on point and they are not working well

WHATS THE MISSION?

People forget that in Real Estate, yes, hundreds of thousands of dollars are going to change hands but how? When? What is the driving forces to make this happen? We all have to believe in the mission at hand or what is the point of beginning something that doesn't go full circle? Mission has to complete

WHAT DRIVES MY REAL ESTATE BUS

I price to sell! Yes, I am a realist Real Estate agent. I also move with a purpose knowing that there are no guarantees in place only opportunities. Then, I up the marketing game considerably and finally, I am available to answer to this product 7 days a week from 7 am to 7 pm daily until sold

SOMETIMES THERE IS NO TIME... FOR LEARNING

I do require my way if you want your way is what I told this man. Respect for the market cannot be ignored nor can the subject of Real Estate be figured out as you go. When one trains to do business, they start out at the lower ends so as to glean as much as they can from the learning curves safely

YOU KNOW OR YOU DON'T

Half a million dollar homes are not a good place to practice so-so beliefs, play trial & error and hope for the best or well meaning lets see what happens? While anything is possible and doable, this is not effective or efficient and makes for a hard transaction if any. Why do or go through all that?

MOVE WITH A PURPOSE

When buying or selling Real Estate, move with a purpose. Why? People (all involved) will get (literally) that this is real, that it is going to happen and that you are a player in making it so. That produces results and in this business, that is how you keep score. Results don't lie!

GETTING IN...GETTING OUT

Richie Alan Naggar -- I just went back to read your post. I noticed this phrase:

"I will pay you for your time he says."

This is an indicator that he may not cooperate. He kinda knows up front that he may not list with you.

I get that from Buyers from time to time. That means they want to look at everyone's listings.

Could be the Realtors were not the problem or maybe they were, down the line.  When he demanded a price above what the market says, then it's always the agents fault.  I hope he calls.  I think he did find a straight shooter in you, Richie.

Richie, half-hearted efforts yield half-hearted results. A committed seller always gets a better deal with an aggressive agent. No sense in wasting time on agents who aren't fully committed.

"Well I am a believer that how you start something determines how it will end up."  A timely post.  I am dealing with a Miss KNOW IT ALL!  Doesn't want to look at reality.. so the seller will soon find out what I told the buyer is true and they will have to face realilty head on!  Let the games begin.

Sellers can definitely get in the way of a sale if they aren't fully committed to selling, and using an agent that's not gung-ho makes it just that much harder.
