My House Is Not Selling: It Must Be The Agents!

I do not normally like to talk negatively about clients. However in this case it is more of the situation and the way the client reacted that continues to frustrate me as I enter my 11th year in the business.

 

  • We are the second agents to have the home marketed
  • The home is located in my neighborhood where we have been very successful and enjoy a strong reputation.
  • We provide the seller with a solid market analysis showing that our North Georgia market is slower and lower priced than the Atlanta market.
  • We market the home as hard as we have ever marketed a home including: Multiple open houses, over 21,000 e flyers sent, multiple constant contacts sent to a 1500 person database, professional virtual tour linked to all major websites, and constant market updates.

We had very few showings and low turn outs at the open house.

We met with the clients to discuss the market and pricing options.

The listing expires and our clients tell us they are not going to renew their listing with us. They said they needed to draw in more traffic. We told them the basics: Price,condition, and location. We even offered to cut our commission by 33% if they lowered the price of their home by $10,000!

So they listed with an agent who also does a lot of work in the neighborhood. And they lower the price of the home by $20,000!!!

Here is my question: The home has been listed for over one year with different agents. The new listing agent has had ample opportunity to bring in prospective buyers but never did when we had it listed. Now, as the listing agent, they miraculously bring in all of these prospective buyers?

I don't want to sound bitter, but as a professional I don't understand the logic.

Price is what will ultimately sell the home. The lack of acknowledgment by our former client frustrated us as well as their disappointment in our marketing and customer service.

I hope the clown suit and the the free coffee mug give away works!

Those buyers could have been watching and waiting for a price drop, and the $20,000.00 put the house in their range. Choice of agent might not have anything to do with it, and it still might not sell.

Randy and Sue - Unfortunately you see this all the time. Agent #1 recommends certain things for seller to do in order to help sell their home. Seller doesn't listen and when the listing expires, they decide to go with Agent #2. All of a sudden all of your recommendations are done by the seller with Agent #2 and the home sells.

I think the $20,000 reduction in price has a lot to do with the new interest buyers have in the home, and probably nothing to do with the new listing agent.
