Condos For Sale Market Update Aug 2015
This is a recap of Arroyo Oaks condos for sale along with a market activity so far in 2015. I will also share full year sales results from 2012 through 2014.
All statistical information is from our local multiple listing(mls) and may not include all transactions in the South Pasadena condo complex.
Arroyo Oaks was built in 1981 and consists of 60 single level and two townhouse-style two level units in a variety of floor plans ranging from one bedroom/den to two bedrooms and two-and-one-half baths. Approximate square footages are from a little more than 1000 to more than 1500.
The style of Arroyo Oaks is influenced by Mediterranean architecture with arched windows and tile roofs. There are two buildings (124 Monterey Road and 130 Monterey Road) connected by open central courtyards with mature landscaping, fountains, trellises and gazebos). There are no long, closed-in hallways. The professionally managed complex is gated and has subterranean parking. Elevator service is available serving all floors. There is a pool, spa and recreation/meeting room.
Inside the units there are fireplaces, in-unit washer/dryer connections, good storage and either a balcony or patio area. Third floor units feature dramatic vaulted ceilings.
South Pasadena is a separate city within the the San Gabriel Valley of Los Angeles County. It is well-known for its acclaimed schools along with well-regarded community activities including its parks and recreation programs for all ages, public library, weekly Farmers Market plus various community events. There is easy access to freeway transportation and a Gold Line light rail station at Mission and Meridian(photo number 3) along with interesting shops and restaurants.
There is currently just one Arroyo Oaks condo on the market for sale. Newly listed it is a two bedroom/two bath floor plan with approximately 1247 square feet and priced at $515,000. There is an additional unit in escrow. So far in 2015, there have been four mls-reported closed transactions ranging from $480,000 to $523,500 with an average sales price of $506,125(median sales price $510,500). Year-to-date, the average sales have closed at 99.73% of last list price and for $403.97 per square foot.
For full year 2014, there were just three mls-reported transactions. They sold between $492,000 to $515.000 with an average sales price of $504,000(median $505,000). They sold at 100.53% of last list price and for $407.96 per square foot on average.
For full year 2013, there were just two mls-reported closed sales. A short sale sold in January of that year for $340,000(list $310,000) in all cash transaction and another unit with closed in July(smaller with apx 1175 sq ft) for $414,500.
For full year 2012, there were six sales ranging from $289,000 to $390,000 with an average sales price of $341,167(median $336,500). They sold at 99.85% of last list price and for $287.32 per square foot.
