 A Walking Encyclopedia and Funny, too!

 

I was was walking postcards in the neighborhood where I'd just sold a house on 22651 La Vina Drive in the Seville tract in north Mission Viejo when I met a nice lady who was walking her dogs.  

 

We chatted as we walked.  She took a postcard and the next day, she wrote the nicest text message to me:

 

"It was so great to meet you!!  You are a walking encyclopedia and so funny!!  

 

Seriously, how cool is that?  During our chat, we also realized that we're fans of instant coffee.  Yes, instant coffee.  I have mine with chocolate milk over ice or in a protein smoothie.  It's actually pretty yummy.

 

Will my chat with this nice lady turn into business?  Maybe.  Does it matter?  Nope.  It's just nice to establish friendly relationships with nice people.

Jill, it's not all about business, but on a similar note, I've been going into the same Starbuck's for a quite a while and have become friends with various people who work there...a place to go where everyone knows your name...friendly.  Well those friendships turned to several real estate transactions...they know what I do for a living and I never pushed it, but eventually they came to me with questions about buying a home and I was the lucky person they trusted and got to help them.

By the way, instant coffee was always sort of a last resort for me...ahhh the Sanka days.

I agree Nick T Pappas.  Be genuine, be nice.  The end goal if there is one, doesn't have to be a transaction, but it often ends up that way.  People do business with people they like and trust.  The worst case if that you meet nice people and that's pretty great.

I've never gone the Sanka route.  I buy Trader Joe's instant coffee and I've never tried it not mixed with chocolate milk or in a smoothie.

That's not exactly true.  I've also found that instant coffee mixes nicely with vodka and Kahlua

thats why you are a success. 1) hand doing postcards 2) actually engaging the neighbor 3) not caring (i dont mean it like that ) if it meant direct biz or not  4)doing it  because u lobe homes and people

Thanks MIKE ROCK.  As weird as it sounds, I do like walking my postcards through neighborhoods because it's nice meeting the neighbors.  They get a real sense of who you are rather than relying on the copywriting and my not so recent  touched up realtor pic.

One lady recently asked me to call her when I was going to walk cards through the neighborhood again so she could walk with me.

I got into a political discussion with another neighbor.  It was fine because we were in total agreement on politics, which means I think he was really smart.

btw..whats the strategy to sell that 1.5 m that was reduced to 1.5  1) rotate the pic often on the first pic.. u may already.. like once a week... that what i do at times.. 2) ask the lady you met handing out flyers if she needs a  new house :)

Ahhh....the 1.5.  I do rotate the primary photo, but not as often as once a week.  Maybe I'll do that.  I've noticed the online traffic has increased, but showings not to much, though I do have one tomorrow.  I also have someone who is going to write a contingent offer once her house is listed.  She's listing it with a relative.

The 1.5 house is big, it is unique for our area in that it is not Mediterranean homogenous.  The bedrooms are huge.  It's on an 18,295 sq. ft. lot, which is very large for the area.  There's no HOA, which is a positive from a freedom standpoint. 

The senior citizen from the neighborhood where I was walking postcards isn't exactly interested in upsizing at this point MIKE ROCK.  😕
