Erosion

Poor landscaping design has allowed water to pond near this home's exterior causing a variety of problems including the early stages of erosion on this concrete step. Some of the most serious problems I find during a home inspection such as foundation cracks and leaks are a direct result of improper landscaping.

Ah, if only it was as easy to correct these problems as it is to find them.  At least here on Kauai it's difficult.

Hello Richard,

The sidewalk is at least 3 inches higher than the grade all the way around. It is very rare that I find proper drainage on all four sides of a home.

I had one Sunday that was sloped towards the side of the house.

Made a nice waterline on the wood paneling down in the basement.
