Actual Text Conversation On Pricing

Did I "Go Rude" ?

The following is a text conversation I had with an unknown texter on Friday 08/21/2015. I've recorded it below exactly as it was, type-os, misspellings and all. I'm not sure how I went from getting thanks to be harassing but maybe you can tell me.

7621 county rd 15, I will offer 210,k

We have an offer of 300,000. Now but thanks anyway.

Wow,, way over priced,, and thanks for responding back

Obviously not to the folks who made the offer.

That's why a bill we be introduced to the state house to hold real-estate agents accountable for over valuing homes ,,, and again thanks for replying back 210 k bottom line and that is about 20 % over actual worth

So you are a licensed appraiser? The home will be appraised for the loan and those banking laws and the appraising process leaves no room for scandle.

Thanks, if you want me to let you know how the appraisal goes I will be happy to do so. Who knows you may be right on the money.

Do you always harass those who disagree with your business ethics ? Or am I just the lucky one ?

I'm serious, I've been surprised by appraisals before. You could be correct.

I just wanted to note that Realtors do not set home prices, only the seller can do that. Most Realtors like myself show the seller 3 recent home sales of very simular homes and 3 comparable home now on the market in their neighborhood or as close as we can find. Then we suggest a listing price. 9 times out of ten the home owner thinks his/her home is better than anything we show them and they over price our value to a tune that makes most of us Realtors roll our eyes but we know after a month or two they will get the idea when no one makes an offer. We don't like over pricing any more than you because we don't get paid unless there is a sale and we have families to feed as well.

Ok, maybe the last sentence or two was unnecessary (as most sellers I work with are very reasonable) but I was still trying to stay on this persons good side as they do wish to purchase a home and they may actually have a budget of $210,000 which would be a good sale.

Sometimes I wish these people would write the offer and if they get a silent response from sellers enough times they might get the hint. Once I did receive a stupid offer in writing and my clients and I responded with a counter that was $50K over our asking. That agent got the message.

Bob, I probably would not have texted as much information as you did. Were you professional? Yes.  But this was an unknown texter making a sight unseen offer, as far as you know. That would have been my first clue he/she was just wasting time. I probably would have taken a different route by asking if they had been inside the property, after telling them there was another offer that was accepted by the seller at a higher price, and could I interest them in another property.

Then again, you could have pulled a Jerry McGuire and said "Show Me the Money!"

Great comments Pat Starnes . The $300,000 was not an accepted offer but it was a written formal offer.

I don't think you were being rude, but I wouldn't have given all that information. I would have stopped after "wow, overpriced." Let the texter go on about a bill and this and that -- means nothing.

There are people that you just can't win with.  Better to just provide the facts and leave it at that (keep it simple).  The moment you get the feeling the person texting you has a chip on their shoulder... that's the time to cut the conversation short.

Bob, respectfully, I query whether sarcasm is a professional means of responding?   "So are you a licensed appraiser?" is a bit terse.

From time to time, prospects will push our buttons and cross the threshold into rudeness, but argumentative/defensive responses make us appear less professional. 

If you wish to engage more productively, a less flip opener might be , "your valuation is interesting.  I'd welcome hearing how you arrived at it."

That is, of course, if you're trying to make a client of your text buddy.

Thank you Kathy Streib your response means a lot to me as I have read a lot of good advice in your posts.

Pamela Seley you are correct that sometimes I just need to let the conversation end on a short note but anytime I hear someone say "the Realtor over priced the house" I see red.

John Novak that thought and Brian L. Sirota, Esq. answer are both brilliant! Next time I receive a text like this I am definately going to take more time to mull it over and come up with a better response. I wish I had been sharper and more curtious as you and Brian have shown I may have been.

I wouldn't have bothered texting back after their second text, or maybe, a more friendly response of "we'll let you know how it turns out". From that second text onward you have nothing to gain and everything to lose by way of a negative review, a complaint, etc.

Having said that, I totally understand where you are coming from. I was "thinking" exactly what you were typing.

Bob "RealMan" Timm - The texter wanted to pick a fight and "prove" he or she was right.  It's so odd.

The first thing I would have done is asked if they've seen the property.  If not, they'd have to see the property prior to making an offer and all offers are submitted in writing.  And by the way, we do currently have an offer in play.

Thecontinued arguing would have prompted to tell the texter they're probably right and to wish them good luck.

I'd never consider the texter a viable lead.  They've already shown that they're likely to offer about two thirds of what a property is worth.  A waste of time.

You didn't go rude.  You're so nice of a person, I don't know that you have it in you to be rude if you wanted to.
