It appears we've rebounded a bit from the plateau the market saw from May to June of 2015 in the amount of time it is taking to sell a home in the Gilbert, Arizona. July saw the days on market figure drop from what it was in June at 65.3 days to settle in at 60 by the end of July. There are still some homes in price ranges around $200,000 which are selling almost as fast as they are being placed up for sale, and yet some other homes in higher price ranges are taking longer than the average to sell. 

The busy Summer real estate market seems to be winding down a bit early this year but the amount of time it is taking to sell homes in Gilbert is still declining overall. Homes for sale in Gilbert started off the year 2015 taking 94.8 days on average before finding a buyer so we have definitely seen a vast improvement in this figure to date. The most competitive price range in Gilbert, Arizona currently is that of the first time home buyer between $200,000 and $250,000. Homes in that price range are being bought up the quickest and some are receiving multiple offers within the first few weeks of being listed for sale.

As we head in to the Fall and Winter within the next few months, historically it will begin taking longer to sell a property as there are less buyers during that time of year. We may have seen the Days on Market figure hit the bottom for this year but we'll have to wait and see when the August numbers are released. If you're a buyer however, you want to see the Days on Market increase because for you that means you have more time to think about a home before needing to make an offer. If you're a seller you want to list your house sooner rather than later before it begins to take more time to sell your home. Armed with a little knowledge and a hard-working real estate agent from Zion Realty buying or selling a home will be a little less stressful!

A low DOM is a beautiful thing as long as seller's continue to list.  Shows that the market is a desirable one and priced right for the buyers.  Great info to share!

Lottie - We've got to know our markets backwards and forwards since they change and shift constantly.

Dick - It's strong now but this market has a tendency to drop off a cliff come early October. 

John - I still haven't gotten used to the new profile picture. Everytime I see you comment on my blog post I think "do I know that guy"? Then I look at the name. 

George - It's sure to level off and start to increase in the next few months like it always does but for now it's a good DOM.

Lou - Our decreasing inventory is helping keep the DOM low.

Endre - It's been a sellers market for the past four months but the tides will swing back in favor of the buyers in the Fall and Winter. It always does.

Kat - Since the beginning of the year it's a big improvement. The DOM will start to increase the next few months. At least historically that's what it does.
