Home Sellers avoid these 10 mistakes.. and success is yours!

Selling your home is a big step and for some can be daunting process.  However, with the right plan and team to assist you it doesn't have to be.   Looking back on the tough trasactons I have dealt with in Real Estate, it is easy to pin point the conistent issues that tend to take a real estate transaction awry....

 

  • Fair Market Value, say what..  Over estimating or underestimating the value of the home... There truly is magic in the right price!
  • Shhh it's a secret...  Failing to disclose material facts about a home that adversly effets desrability or value.  Dishonesty never wins!
  • Set the stage...   Not properly staging a home..  Inside and outside is critical in winning the 1st impression rule and getting buyers to make an offer.  Ask yourself... would you buy this house as it is presented?
  • Make it Easy...   Not making the home easily accessbible for agents to show the property.. Appointment only with 48 hours notice is not making it easy...  If you have a tight schedule work with your agent, set a schedule, but make it available for when buyers are looking..
  • Emotionally overacting to a inital offer..  Change your mind set.. after all if your buying a home aren't you going to try and negotiate for the best deal.   The buyer is just trying to do the same..  Breath.
  • Thinking that subsequent offers will be better then the first offer..  This can be tricky if you get a very low offer.. But never walk away... put the Agents negotation strength into action..
  • Excessive coversations with the buyers and/or buyers agent.  Let the agents do the talking... you know how the saying goes. loose lips sink ships! Telling the buyer how eager you are to move... just tells the buyer they can use that information to better their negoations.
  • Don't sweat the small stuff.   Letting minor details in the negotations or transaction become big things while loosing sight of the bigger picture..  Pretty much speaks for itself.
  • Speak Up...   This probably the biggest.. Yes you are hiring an Agent and you need to trust them.. but don't put your blinders on.   Review the MLS, compare your competition... Are the pictures bad, details old?   If you don't like the way the Agent is presenting your home speak up...
  • No this is really the biggest issue... Not hiring Kelly.. got to put a little plug in there...  But seriously when you are searching for an Agent, communication is key!  If you feel you can not communicate with your Agent, it is time to shop for a new one!  As with any partnership... words and actions must match.

Top 10 Legal Mistakes Sellers MakeThe above list may seem pretty basic but if keep these points in mind then you are off to great start in gettng your home sold.  Also included from the California Association of Realtors a list of the Top 10 Legal Mistakes Sellers can make..  Always good to have on hand as you start the process of selling your home.

Keep both these list handy as you are searching for the right Agent to represent you.  Are they touching on these aspects in your conversations to ensure you have success or are they just eager to get the listing agreement signed and a sign up in the yard..
