Our PENDING contracts are stable for the current market, and lower current inventory from the previous month. Closed Sales are strong and stable for July. We've got good indicators for our 2015 season of real estate sales in Gainesville. Our local market has strong indicators of a balanced market.
The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let's look at stats compared to 2014. Closed sales show a BIG increase AGAIN of 31% for July compared to last year. Yet our months supply of inventory has declined 21%. Pending sales are also UP 15.2%. Median Sales Price fell 5%. This is very good indicators for our improved market.
