I have a single mom under contract to purchase a home. She was supposed to close in June. The lender she preapproved with dropped the ball and did not get the job done. He asked for a 10 day extention, then a 30 day extension. The property had been on market nearly a year so the seller was cooperative. We added what we were told was a strong co-borrower (her finance).
Then we were told he could not get the loan closed due to debt rations for him. They kept getting Refer Eligible. The lender said no one would manually underwrite the loan.
I called one of my favorite lenders and had him review the file. After a long talk with him and the listing agent, we got another extension. We are cleared to close.
Determination. Persistence. Cooperation. We all worked together to build a door.
