We aren't totally finished our "not-so-extreme" make-over yet, but we are close enough for some "After" photos.  I first posted on this project back on March 3 and considering we only had weekends and some evenings to work on it, we made pretty good time.  Since my daughter has actually moved in and we only have some minor finish work to do, I decided not to keep you waiting any longer for the "after" photos.

Here goes:

bath before bath after
dining room before dining room after
kitchen before kitchen after

kitchen before kitchen after
living room before living room after

stairs before

foyer before

stairs after

The only room left to photograph is the master bedroom, which I will do at another time.

Sharon ~ Looks like it came out great for a young woman's first place; very young and now.  Good luck to her with it.

Patty & Scott    Thank you and Thank you Ben Moore!

Kathy   It really is a cute place and she is so excited about owning her own home!  She got a great deal and she was fortunate to have a place to stay while the renovations got done.    Thanks for the well wishes.

Heather   Thank you,  we are very pleased with our shiny black steps.  We still have to paint and replace the handrail, several little details still need finishing up...hopefully this weekend.

What a difference a little bit of color makes.  I love the black steps - I would have never thought of that.

Maureen   The blue in the kitchen was my daughter's idea, she wanted some color and we chose blue because the counter top is blue.  She hated the counter originally but it was only 2 yrs. old and didn't make sense to spend money on changing it.  After going with the blue walls, she now actually likes the counter.  Funny, two comments about the steps in a row!  We love them.  So happy you approve!

You're welcome.  I just wish I could get more of my sellers to do this.  Any pointers...?  :)

Debi   It is tough to get sellers to the table sometimes when it comes to staging.  I use the "advantage over the other listings in your price range" approach.

The fact of the matter is that most sellers are not using this tool, so the ones who do use it are going to stand out in their price range.  I have some realtors who offer to pay for the first hour or two to get me in the door.  I have some other realtors who suggest that the seller contact me directly.  They explain that I can point out things about their house that will influence buyers on an emotional level, things they wouldn't think of on their own.  I'm presented as another professional to include on the team,  just part of the marketing package like the mls photos.

Sharon- This series has been so much fun! I feel like we have been right along side with you, but we didn't have to do any of the work!!! The end result is just gorgeous, and is such a great example of what some simple basic changes, like paint and lighting can do. I'm sure your daughter is just thrilled to have such a talented mom!!! Thanks so much for sharing this project with us!

Elaine   I feel like you guys have all been there to, with all the kind words and support.   It made the work easier knowing that I was going to post the photos and share with you all.  It made it feel less like work.  My daughter is very appreciative and very happy in her new home.  Thank you for following along with such interest!

Debi   Hope it helps!  I look forward to your before and after shots the next time you get a seller to take the plunge!

What a beautiful makeover Sharon! I'm very impressed by the choices you guys made, rather than doing everything over, it makes everything look new and fresh. Before pics are so essential, we are wrapping up an extensive kitchen remodel at our house and I can barely remember what it looked like before. Your daughter must be so proud of her new home, she is lucky to have parents with such good taste.

Ronelle  Thank you! Did you take before pics of your kitchen?  If so, please post when project is complete.  My daughter is very happy and we are the ones who are lucky!  Thanks for all your kind words!
