Run Away by Bob HaywoodIt was a typical morning at the dentist office.  The lobby was crowded, people were signing in, kids were playing in the kids area and I was there for my scheduled 6 month teeth cleaning.

Hearing a crying child in a dentist office is pretty unusual, so when the little girl came out from one of the patient rooms and stood at the front check out desk crying, we all noticed.

She stood there while her mom talked to one of the nice ladies who worked behind the desk.  We couldn't hear the conversation, but we could hear the girl crying because it wasn't just little, "I'm upset about what you people did to me" kind of whimpering.  No, this girl was really upset.  She was crying big, real tears.  

It took me a while to figure out what she was upset about.  And, at first, I was confused.  It didn't make sense.  Then it sunk in.  She didn't feel good.  She was crying because her stomach was upset.  She was sick.

Uh-oh.  This isn't good.  Bob doesn't do puke that.  Even when I was in church work where I was over K-5th graders, my adult Barf-O-Rama Revenge Stand by Mevolunteers knew that a sick kid was the worst of the worst melt downs that could happen for us (well, next to a lice outbreak maybe).  CAUTION:  DON'T READ THE NEXT SENTENCE IF YOU HAVE A QUEASY STOMACH.  Puking kids make Bob puke which makes other kids puke which leads to a puke fest, which isn't good.  

When I realized that the girl was crying because she didn't feel good, I went on high alert.  And so did everyone else in the waiting room as they realized the dire situation that was unfolding.  Sure enough, a few minutes later, she walked into the lobby bathroom, shut the door (still crying) and let it all go.  

I've never seen a lobby clear out so fast in my life.  I didn't even tell the receptionist I was leaving.  I was just gone like lightning McQueen.  I could always call back and tell them I would gladly reschedule in like 3 years or so after the crisis was past and it was safe to go back.  

Sometimes you have to run away.

And this is true in Real Estate as well.  Sometimes, you need to know when to bail - to run away from a contract or a house or even from people in the business.

For example...

You should always run away from lenders in Real Estate who make unrealistic promises.  Any lender who says they can get you a mortgage even though you have no credit or credit that other lenders won't touch is someone you should run away from quickly...unless they have reputable credit repair services that they do not charge for.  The Haywood Home Team always enjoys working with proven local lenders who answer their phones, do their job and get the deal done for our buyers.  We also can tell you from experience that USAA is a great lender for our veterans who are buying homes.Crack in the Concrete Owasso OK

Another time you should run away in Oklahoma real estate is when the house has settled, has not been piered and the sellers won't or can't do the piering work.  Here in our part of the world, we have a thick clay soil that expands and contracts with moisture.  It can literally break concrete and move houses causing them to "settle."  Thankfully, piering is a process that drives steel and/or steel and concrete support systems down to bedrock to stabilize and hold the foundation of the home in place.  But if you find a home that needs piers, but the work cannot be done for whatever reason, run away.  Why?  Because you cannot obtain a mortgage for this kind of home.  Side note:  If you're a cash buyer getting a great deal, that's another story.

There's lot of other times you should run away in the world of Real Estate and lots of times when you should stay put and work through the situation.  

For example:

◊ There's a snake in the toilet in the house.  Run away or stay?
◊ The Heat and AC units are as old as Noah.  Run away or stay?
◊ It looks like the roof has a leak that has damaged the ceiling.  Run away or stay?
◊ The house next door has a yapping or barking dog.  Run away or stay?

Bob- thank you for the spoiler alert because I was reading your post while eating my lunch!  Larry has "run away" from a home buyer  (he was a builder) who was a nuisance from day 1.  He did it for not only his sanity but the neighbors.

That poor kid!  

Stay and fight?? Or flight?  There is an endless number of situations in real estate that should have you asking these questions ... so true!
