   A while ago we had a call from an agent about a property we had listed...."Are you a Buyer's agent or a Seller's agent?" we asked.....She replied ..."I am the agent who wants the transaction closed successfully."   I loved her....andHappily Ever After both Buyers and Sellers lived happily ever after.  You have to love the level of honesty and professionalism...when an agent says "The Buyers really love the house," and that doesn't mean for 50% off the list price.
      We encourage our Sellers to look beyond the Buyers' offers that are thousands under the  asking price...not realistic for the market....and focus on the negotiations that are certain to follow...

rejectedNot "REJECT"  the offer for as much as their pride in the thousands they have invested in maintaining and updating has been hurt.

    We understand first time buyers...who have read...have been coached...have never sold a home....won't listen to the agent who should have prepared a market analysis as their "Buyer's agent".   Sometimes buyers have to learn from experience...their own experience of being rejected or countered to a price realistic for the prices sold in the market.

  Buyers ....if you are going to employ the services of a Buyers' agent....listen, ask questions...if you have found the house you want to call home...don't play "start here" and insult the people who put that house on the market so that yo can call it home..paint it the colors, change the flooring...but picking prices from thin air...and not guided by the wisdom of a good agent...could be hazardous to your ....house...you will never call it home.

Sally and David there are still Buyers who think they can purchase a property way under the value, and they have to be rejected a few times before the realize no one is giving away their home even in a Buyers market.

I show them what the average list to sales ratio is for the neighborhood they are buying in (including the high, low and average.  I then ask them why would a seller want to sell there home for less than anyone else has in the area?
