The simple answer is when you are ready. Many times sellers think they need to sell in the Spring if they want to get top dollar for their home. It is true that most buyers are looking in the Springtime but guess what? Most sellers are trying to sell then as well creating more competition for your home! Whenever asked when should I sell my home I encourage sellers to look at their situation and evaluate it honestly. Here are a few questions home sellers can ask to determine when is the best time for them to sell their home.
- What is your motivation for selling? Relocating? Better schools? Change of job?
- Are you upsizing or downsizing?
- Do you have a good amount saved for a down payment? If not will you in a month or a year?
- How is the competition for homes in your current home's price range?
- How is inventory in the price range you will be buying in?

Obviously there are many more questions to consider but understanding your current situation, the market, and where it might be soon will help you decide what to do. There are times during the year where buyers might slow their search (i.e. Christmas, back to school) but those slowdowns are temporary and may only delay you listing for a week or so.
