Hey Sam-I just don't get it. In our market where a new condo building with 200+ units with a starting pre construction price of $7M-$60M-who are these people? Actually its 100% foriegn $$ which is rather sad. I just got results of an appraisal on my own house yesterday and I could not afford to buy it today and I only purchased it 3 years ago!

If it is good neighborhood in west coast like SF, NYC with excellent schools with large Asian presence. That is one thing. Check my Palo Alto or West San Jose..
Our area is techies who cashed out their options to buy a home in good neighborhood.

I am in Silicon Valley the high tech industry was mostly intacted then and our rebound started in Q1-2012. The better neighborhoods(close to high tech) are 30-50% over historically (i.e. 2006) high. Evergreen (east of San Jose) high end just surpassed historically high. But smaller sized homes are 10-20% over.
If you search Palo Alto on my blog most agents will faint. $14 million dollar homes?
