I'm constantly amazed at how bad pictures are in the MLS System.  They say a picture is worth a thousands words but if your picture looks like a black blog as above, I say it's worse than No Picture!

Every time I discuss "pictures" in the MLS with another agent, they basically say the same thing and that is "well I'm not too good at taking pictures myself".

It's EASY.  Just follow these simple tips:

•1)     First of all, there is no excuse if you're at the property taking 1 picture...then take 20 !  Our MLS system allows up to 12, so enter 12...not 3.

•2)     READ your camera instructions on HOW to set your camera on "BACK LIGHT".  That's a setting where your camera compensates when you are shooting "into" a window with light.  Otherwise the rest of the room will be virtually black.  It never hurts to just leave the setting on Back Light for all your pictures.

•3)     When you connect your camera or memory card to your computer to obtain the pictures, Copy Them Into a Folder First.  Invest in a simple inexpensive Art/Graphics program.  I use MS Digital Image Standard.  Use your graphics program to open your pictures...change the pixel setting size to no more than 650 pixels width, with auto proportional adjustment of the height ...probably 487 pixels.  You don't need a higher pixel size or quality for an MLS or website picture and it loads faster.

•4)     BRIGHTEN the picture using your Graphics Program if it is not bright enough.  I generally brighten about 75% of my pictures just a little before "saving". 

•5)     When you Save your pictures, save them by name so they're easily identified.  I put all of my pictures in a "House Pictures" folder with the Street Name of the house, dash...the street number and then I name each picture like "Birch-Front1, Birch-Front2, Birch-Kit1, Birch-MstBdrm1", etc.

And by all means....NEVER enter a listing and have ZERO pictures for any period of time.  The least you can do for your client is to enter 1 picture even if you are swamped with work. 

Just remember...there are those agents out there that "flunked" the ethics test and will tattle on you to unsettle your client....plus...It's the right thing to do.

Yes, unfortunately they are and I can't understand why agents don't care.  I just pulled up all of the new listings in the last 24 hours from our MLS and 60% had ZERO pictures.  It just amazes me.

I am so glad you are mentioning this again.  We just can't seem to get through to the rest of the bunch! I lectured an agent the other day who said there is NOTHING at the house worth taking a picture of.  I went over and noticed he could have done a closeup of the cabinets, the vinyl siding, etc., etc. so that at least something of the house was revealed.

Barbara, you're absolutely correct.  I'd had some real Plain Jane houses that were tough to find something to shoot, but I've also taken "Close Ups" of a beautiful Wood Floor or a Countertop or Stainless Double Sink.  It's a shame it's unethical for an agent to email comments direct to a seller expressing an "opinion" about how a listing is presented in the MLS.  Now wouldn't that increase the AREC complaint rate! LOL

Good post on how to take good photos. As a home stager I am also amazed at what I see in those photos sometimes.  Wish they would call me for help.

Donna....I think the only drawback to contacting a Home Stager is the "unknown" in the back of the mine of the seller and/or agent on just What Does That Costs?  Home Staging just "sounds" expensive.  I don't even know what it cost myself.

I can't speak for other stagers, but I charge $75.00 for a verbal consultation.  I have a checklist that I give to the homeowner as we tour their home together, giving them recommendations.  They can choose to complete these on their own or I will give them a written esitmate. A lot of homeowners compele things on their own. I may be called back for a final walk-thru or fine tuning visit. But alot of times sellers only have to spend a couple hundred dollars and time to get their homes show ready. I give a lot of simple advice that sellers can really benefit from.  I look at the home thru the buyers eyes.  I have to be honest with what I see or smell.  Sometimes this is hard for the seller but it needs to be done.  I give free estimates on vacant homes. On average I charge about $125.00 per room per month to furnish.  I have a one time upfront staging fee that I charge.  Most sellers only want "key rooms" done, so a living, kitchen, dining and master bed and bath would be about $500.00 per month.  Higher end homes would be more. When you look at the photo you have on this post, does a buyer even know what room it is? And the photo of the lady in a robe was funny.  But again looking at the photo there is so much sfuff and odd color in that room that some buyers can't get pass that and will keep looking.  Sorry, I didn't mean to blog so long, but I really believe in what I do, and know that sellers and agents can benefit from staging.  Any stager in your area would be more than happy to visit with you about what they offer. If you can't do it.  Hire someone to come in and take the pictures.  If you use a service like Floorplans online you will get a floorplan and pictures for under $200.  It's cheaper to learn how to use the camera, but if you are too busy its a great alternative.  There is no excuse for not having pictures.  You owe it to your client, to the potential buyers who want to see if they are interested and to your fellow agents so they can see if it is something their clients will want to see.

People should remember it isn't just the MLS that you are providing.  Every site that prints MLS data (Realtor.com, Zillow, etc.) will use that shot of no picture provided or the lousy image.

Donna:  If I call anyone....IT WILL DEFINITELY BE YOU!  Thanks for all that info.  I'm not sure how my typical sellers would respond to a monthly fee for key rooms, but I'm definitely going to start recommending it to them.

Peter:  You're exactly correct.  Not only the MLS and Realtor.com but once it's on the internet it could wind up ANYWHERE!....even ActiveRain! LOL  Thanks for your input on this.

Thanks for bringing this subject to light.  I feel this is something a lot of Realtors need to put more of an emphasis on.  The old addage is true, like you said, "a picture IS worth a thousand words."
