Los Angeles CA Arroyo View Estates Market Update
This is a market update of the Arroyo View Estates neighborhood in Los Angeles. Statistical information is from our local multiple listing service(mls) and may not include all transactions.
Arroyo View Estates is a development of 200 plus single family homes located in Highland Park(Garvanza district). It is adjacent to the San Rafael Hills area in Pasadena within the city of Los Angeles(zip code 90042). Building in the Northeast Los Angeles(NELA) neighborhood began in the 1960s until the early 1970s. The architectural style is best described as modern ranch. Most of the homes are single story with some split-level floor plans as well.
The location is very convenient with multiple freeways close including the Arroyo Seco Parkway (110) as well as the Foothill(210), Ventura(134) and Glendale(2) freeways. The hillside setting provides nice city and mountain views from some of the homes. It is very close to York Boulevard where you will find trendy shops and many new restaurants and bars. Also nearby is Old Pasadena where you will find more dining, shopping, entertainment and cultural options. In my opinion this is yet another under-the-radar neighborhood that is worth discovering.
There are no Arroyo View Estates homes available for sale. In fact, there has been very low turnover this year. So far in 2015, there have been just two mls-reported closed transactions. In May, a split level home with four bedrooms, three baths and approximately 2164 square feet sold for its list price of $818,000 and in July a single level three bedroom home with approximately 2099 square feet closed for $725,000(last list price $749,000).
For full year 2014, there were seven mls-reported sales ranging from $565,000 to $805,000 with an average price of $675,800(median sales price $650,000). They sold at 102.38% of last list price and for $393.54 per square foot on average.
For full year 2013, there were five mls-reported transactions ranging from $426,000 to $676,000 with an average sales price of $518,980(median $488,000).
For full year 2012, there were nine sales ranging from $155,000(a fixer with foundation issues) to $917,633(a particularly large home with a view). The average sales price was $508,909(median $488,000).
Arroyo View Estates offers a relatively affordable real estate value and alternative to some of the area’s adjacent areas notably the San Rafael and Linda Vista neighborhoods of Pasadena. While it may not have the cache of those neighborhoods, the location is still top notch in my opinion.
