I was just sitting here contemplating a current deal when I felt like I would like some AR opinions of my situation.

How many of you are comfortable with contracter issues?  With construction issues? With pest control issues? Pool over flow problems when they occur?  With hurricane window issues? With flood area issues? With Inspection issues....there are many on occasion.  Appraisal issues. 

On the contractor issues.  How much do you know about home/condo/townhome construction issues that occur?

On the appraisal issues...Do you do CMA's? Do You update them every two or three month's?  Do you enlighten your customer on the change in the market?

 Many questions...please give me your input, b/c in this ever changing market...these are questions I am receiving from my buyer's and seller's...

WHAT SAY YOU ALL??? Do you get the same questions? How do you answer and WHY???

I do a CMA every 30 days for a listing.  Contractor issues are going to vary. I make it a point to be knowledgeable about materials that are good for the PNW.

Karen - find experts in all of these areas and when you get asked these questions, give out the experts contact info.

Peter,

I know construction, I added 3000 sq. ft. to my own home in PA and was the contractor after the one my ex-husband  hired messed everything up. I want to give the answers, as I already know most of them.  I am just asking, how many other agents know and if they understand the contracting end of things...do they care, and do they take the time to find out for their customer, however!!! Thank you for posting!
