Mr. "Sure, I'll Meet You at the Office" Never Showed Up

Honestly, I feel pretty safe in what I do for a living and rarely get any twinges or spidey senses going off indicating possibly danger or harm.  Thankfully, those feelings are well tuned however if someone isn't serious about a purchase or sale of a property!

A man left a message at the office professing great interest in one of our listings.  I returned the call within a few minutes and we spoke briefly.  It was quite late in the day and this fellow wanted to see the house that day but I wasn't available right that minute to show it and offered to show the following morning.  He claimed he wasn't available then so we agreed to a showing the following morning of the day after.

Our policy is to meet clients for the first time at the office.  Other agents feel differently and this is in no way a judgement on how they handle their own business.  Meeting at the office accomplishes several things, primarily though, a level of professionalism is established (in my opinion).  We are able to review agency documents and refer to the computer screen comfortably if we are trying to determine listings of interest.  There is no denying though that meeting at the office also usually provides a witness who might be able to identify this person later if need be.

I explained to this man that we like to meet people that we didn't know at the office rather than the property and since our office is less than five minutes from the listing he was interested in, he agreed.

Thursday morning came and there I was completely on time with all the necessary documents printed out.  Ten minutes later, still no fellow. At fifteen minutes late, I called his cell phone which went to voicemail.  Still later I sent a text.  By the forty-five minute mark, I was pretty steamed and sent an email suggesting he'd forgotten our agreed upon meeting and figured if he was still interested to please contact me to re-schedule.

Do I think his plan was to ambush me at the vacant property? No, not really but an intentional person who'd simply forgotten the appointment (who hasn't done that!) would have fallen over themselves getting in touch to apologize.

No, I don't think he was out to harm me. Those kinds of thugs usually don't provide their cell phone numbers and email addresses first.  No, I think this was just a run of the mill inconsiderate expletive that real estate agents are plagued with.  Not only does something like this play havoc with an agent's schedule but it is also a real irritant to our emotions and who needs that?

MoonDancer Realty is a busy firm and I really don't have time for people not serious about their real estate transaction so I guess I'd rather have the occasional "Mr. I'll Meet You at the Office" stand me up for an appointment than to invest weeks of time into showing properties and then have someone not make a decision to purchase!

Consumers, please don't make appointments you don't plan to keep!

Safety is a big consideration and it sounds like you did everything with professionalism. I agree that if it slipped his mind, he would have called back.

So inconsiderate. I'm sure it's happened to most agents at one time. I have only had it happen once as a home stager and I was so relieved they didn't show because the property was disgusting. Dog poop on the side walk and trash piled up. I never looked back!

I agree it is a good idea to meet people at the office first. Unfortunately there are people who do not care about the time we spend on them.

I think one thing it shows is that the urge to see homes or A home passes. It sounds strange, but on some level, buying a home is an impulse buy.

Lots of times I think that if someone wants to see a home and you can't make it for whatever reason the buyer will just find another agent who can show it. Kind of a immediate gratification thing.

Videos helps the show and tell right now and then to move the dialogue on to the financing, gotta sell my house first or convince the partner this is the one. Meeting at office gives chance to learn more on the ride to and from and also if they don't show, you keep working at the beehive. Rather than stalled with only a cell phone to stay productive at the empty property or one with the seller who talks on and on and there goes a quarter of the day in the delay / no show.

Being stood up is no fun but at least you were in air conditioned comfort and could have used the time on other tasks. You made the right call. Meeting at the office is always preferable.

Oh, we've all been there Mona. I had to be at a conference 4 hours away a few months ago, but I stayed back a little later to meet a client who couldn't schedule any sooner. No show. I was late for the conference and had to drive there steaming. It is just simple bad manners, and there are plenty of those out there.

Good thing you took the proper safety steps. Sure, they could have just changed their mind about buying and didn't care about how you felt about it, but it's always possible they had bad intentions.

Yes, Mona, meeting at the office first is very wise. If I don't do that, I make Frank go with me - Guido :) - but meeting at the office is preferred because it is more professional for the reasons you named. Methinks they were not serious and probably called another agent who showed it and they checked it off their list.

I refuse to show properties if I don't have a mortgage preapproval or proof of funds from the bank already in my email. If they cannot provide that, I won't show property. I also bring Ronnie with me due to all the things that have been going on in our business. No strangers meeting me alone.
