Thanks for the information. This would be great for clients to do before selling there home. Not only does it seal the water out but it greatly improves the look of the home.

Hi you two, as one of my good friends told me today do not apologize for having to take care of business.

On another note my house needs caulk too! Along with.......................good to be busy though. Gotta meet soon. You come out this way to work?

David, as a home inspector I do see so many tubs and showers that do need to be resealed.  And you are right about a small maintenance task turning into a major catastrophe.

Michael, it so funny because sometimes the simpliest things can turn into major projects, we decided to redo a bathroom, what we didn't realize was the floor was rotten and we had to completely gut the whole thing.  Whew what a job!  But it just goes to prove that resealing could cut down on your chances of major repairs.

Some of the worst mold disasters I've seen are in bathrooms that did not have caulking arouund tubs, sinks and shower tile.

There is less of an excuse for this now that there are faster drying caulks like Henkel's Polyseamseal® ESTTM Speed SealTM. Sure it is still a messy job for homeowners, but it will let you have a bathroom back in action in two hours. At least that is what they claim!

The fact is that missing and worn out caulk in and around showers and tube is one of the more damaging things I encounter. That steady flow of damp water into the confined areas behind showers and such make great breeding grounds for mold, and will rot subflooring and destroy studs in a lot less time than you would think!
