Should a Buyer Modify Their Search Criteria When Inventory is Tight??

We all know there is rarely ideal house in the re-sale market.   Perfect homes are usually custom built although perfect can still be limited by budget.

 

In the current Brevard County, Florida residential market sales are growing while inventory is not keeping pace with the resulting rise in prices.   This trend has been in place for a while.

 

Most focused buyers define their future home's "must have" characteristics early on in the home buying process.  [Read Understand Your Needs When Buying a Home.]   Most of the must have characteristics of a house are the things that can't be easily changed (location, size, age, school zone, price, etc.).

 

Sometimes other "changeable" characteristics can get on the must have list which can limit potential properties. For example, consider the impact of just requiring a home have an in-ground pool can do to prospective homes that come up in this search of Brevard County, Florida homes for sale.

 

  • Search 1:  Price range $250,000-$325,000; size home 20000+ sq.ft. under air; built 2000-2015; not located within 55+ community; in Viera, Florida; WITH POOL results in three homes priced between $275,000 and $319,900. 
  • Search 2:  Using the same search criteria but WITH/WITHOUT POOL results in thirteen potential properties found priced $259,000 to $325,000.

While none of the non-pool homes may be the ideal at least the buyer has more to consider now.  

 

A few other questions to consider....

 

None of us can predict what homes will come on the market in the near future just as none of us can predict interest rate changes.   When inventory is tight does it not make sense to relax your search criteria a little?

Gary, Home buyers must be realistic when searching for homes in a market is tight with an inventory of homes. So many things to consider.  I agree that widening the search will serve them well.

When we search we do it at least 3 different ways.  What they say they want and what they will buy are two different animals.

They either need to modify their search criteria or their "must-haves" list or else they're going to lose out on a lot of homes that would be a good fit but might not be "exactly" what they wanted.

They will change their "must haves" if they truly need a home and a perfect match isn't available.  Which is almost always the case.

As Chris and Dick said, buyers often say they want one set of criteria but buy another. I ask my clients to consider all the houses worth buying that are close to what they say they want.

Excellent point, Gary.  Buyers who want to make a move soon, need to either modify their wish list or up their price range.  Or, wait, and the price range will automatically be raised.

I think buyers have to continually adjust and update their search criteria as they look for houses for sale. What they want in the beginning may turn out to be nonexistent. And as they look for homes their perceptions of the market usually continues to change. They get a better idea of what is really available.

Yes YES Yes...they may not find the house within x no. of blocks..it may not be "all brick"....etc....the modifications and their degree depend on how much they really really want a home.

Gary - this is very true. Have less restrictions and you have more choices. Often time people say one thing and then buy a home, which is not exactly what they were saying, and yet it is the one where they feel good. Shy limit yourself?

Gary an informative buyer post.  I always encourage buys to reconsider their  criteria based on the availability of properties.  Many times they buy something different from the original wish list.
