Kingsbrooke Townhouse Report: July 2015
Prince William County schools had their first day today. Can you believe it? The summer went by in a flash. And it seems like mid-summer was the time that Kingsbrooke townhouse owners decided that was the time to sell. Let's take a look at this edition of the Kingsbrooke Townhouse Report. We will make comparisons to last month (June 2015) and last year (July 2014.)
TOWNHOUSES FOR SALE IN KINGSBROOKE
13 Listings were Active: 10 Regular Sales, 2 Short Sales, 1 Foreclosure
There were nine more Kingsbrooke townhouses for sale when July ended, than in the previous month. The high list price was 3% higher than it had been last month, while the low list price was unchanged. The average list price was well over 5% higher than it had been last month, but was slighty over 1% lower than it had been last year. Since list prices are suggestions, final sold prices are the best place to get a sense of true market value.
TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE

There were four fewer Kingsbrooke townhouses under contract at the end of July, than there had been in June. The high list price at time of contract of down over 5% since last month and the high marketing time was unchanged. The low list price at time of contract was up over 12% since last month and the low marketing time was 167% longer. The average list price at time of contract was up over 1.5% since last month and up over 5% since last year. The average marketing time was 18% longer than it had been last month and 144% longer than it had been last year.

There was one more Kingsbrooke townhouse that went to settlement in July, than had closed in June. The high sold price was up over 1.5% since last month and high marketing time was 113% longer. The low sold price was down over 5.5% since last month and low marketing time was 40% shorter. The average sold price was up just over 1% since last month and up close to 7% since last year. The average marketing time was 92% longer than it had been last month, but was 17% shorter than it had been last year.
