Should Home Sellers be Showing their own homes to buyers?

How good of an idea is it to let or make the Home Seller show their own home to the Buyer? Yesterday I had a unique Listing Meeting with a  Manchester NH Home Owner who was interviewing for a Listing Agent. They asked me if I would give them a discount if they showed their own home? My first question I wanted to ask was, where did you get this tip? Before I could ask they said they spoke with an agent who offered a discount for the Seller to open their home up to buyers or even show them the house.

 

The first is any "GOOD" Listing agent will tell you, is the Seller should never be there when a Buyer is looking at the home. One of the top reasons is you want the Buyer to feel comfortable, take their time, look and fall in love so they may make an offer. Rushing them through a home or if they feel too uncomfortable to open a closet or cabinet, sure can lead to them rushing out the door and on to the next home. Then there is the liability of opening your door to a stranger and letting them come through a home without being prequaled or supervised? 

 

When we got down to commission, the discount brokers fee less that discount was what i charge and I offer full service through each step of the selling process. When the seller asked me to repeat what that included such as advertising, marketing, showings and most important what we call after the sale service. You may hear it is easier to find a buyer than it is to close the sale? Well that rings true today more than ever with strict banks and new mortgage guidelines. That once the offer is negotiated, I am there for the home inspection, assist in negotiating if anything is found needing repair. That i am there for the appraisal. That i keep in touch with the buyers agent and or loan officer to make sure the buyers mortgage process is where it should be. They said the discount agent does not do any of that. 

 

The bottom line is that the BEST way to go about any home sale is to know that a Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Sandy Padula and Norm Padula, JD, GRI I always have a talk with my seller why it is important that they not be there. Some cant leave but i do let them know they should be out of the home, in the yard, car or taking a walk. By having the talk before it often eliminates these problems later on

Just speaking purely from someone that was in attendance while my 1st home was being shown (years ago) ... I can only ask one question.  WHY in the world would anyone want to do this and put themselves through that experience??  Can think of few things that were as emotionally draining ...

The answer is NOOOOOO!

I prefer the homeowners not be present for any showings! There's too many emotions involved and too great a chance they may say something that they shouldn't.

Though most of us are not attorneys, but sellers need to hear the liability they expose themselves to by being there when the buyer is. Over the top bad idea.

Sellers are so funny.  They really think they are helping when they point out all of the things they've done to their homes - which they buyers are thinking they'll have to undo.  Yeah, get the sellers out of there!

I'm in the camp of a seller should be out of the house during a showing.  Not only does it impact a buyer's ability to be honest about what they are seeing and feeling, but often times the seller (while good intentioned) can say the wrong thing or say something in such a way that it sounds a million times worse than it is!

 

As to the 1/2 a percent commission for finding your own buyer... that's not my cup of tea.  True, some may be "bargain basement" as Sharon stated, but the guy I know who started it out here (and as far as I know he was the first nation-wide) is a VERY full service agent.  I used to work for him back in the day.  Great guy!

Scott - No surprise that the other agent offering a discounted fee does not do all the things you do. I would never, ever, suggest that a home seller show their own home, and would not even offer a discount for that.
