Work With a Realtor When buying a home it is essential that you work with a trained, professional realtor that you feel comfortable with and is experienced. Getting Pre Approved/Qualified for a Mortgage Before you begin looking for homes, it is strongly recommended that you get yourself pre qualified by a lender (mortgage broker or bank). You will get prequalified for a mortgage by providing your information (over the phone at first, may take only 10 to 15 minutes) that will then calculate what you can afford in a monthly and determine how much your purchase price can be up to. You found your Dream home When buying a home in NJ the contract of sale is written by the Realtor and negotiated back and forth until a deal comes together or does not. Once both the buyer and seller agree, both parties sign the contract and once Attorney Review period is complete you now have a contract.

 

You now apply for your Mortgage (if you have not done so) The mortgage broker or bank will ask for a lot and documents and begin processing the loan. They will continue to ask for documentation. Keep on top of your mortgage company to get all the necessary paperwork to them to make sure your loan is on track. Now your loan can take 30 day, 60 days etc. While you loan is being processed DO NOT BUY A CAR. I repeat do not buy a car, or boat, or big screen TV or ATV or an island!! The mortgage company is looking at your credit rating and ratios throughout the whole process and purchasing anything can change one or both of these and can cause your loan to be denied. When buying a home in NJ at some point the mortgage company will send you a list of conditions to be met and send you a Commitment. Do not BUY a CAR etc before your loan closes. You may hear all is done and clear to close we are closing tomorrow, do not take the chance. I have seen loans denied at the last moment. Just some words of advice. Once you close, enjoy your new home.

So in conclusion when buying a home in NJ DO NOT BUY A CAR, it may not be a lemon but may be worse!
