ASK AN AMBASSADOR:  Comments & Points or Calls?

In our experience a blog post primarily serves one of two purposes:

1)  To engage the AR community (and at the same time gain points)

or

2)  Increase your odds of getting calls or emails from potential home buyers and sellers.

Obviously a post to our Ask An Ambassador series is NOT going to generate a response from area home buyers and sellers.  They're strictly a pay it forward endeavor, a way of saying thanks to this community for the help it has given us over the years.  We do LOVE this place, even if our participation level might be down from the past (catch-22, successful blogging means more business which in turn means less time for reading and commenting).

But the beauty of blogging is once you hit a certain critical mass, especially if you have a key niche, you can afford to mix up your topics.  Dedicating one out of every seven blog weekly blog posts to AR doesn't hurt us.  Of course there could ALWAYS be another subdivision post, another market report, another long tail home search to pursue instead, but we know those posts are still available to us tomorrow and the next day.

The keys to blogging working for us?  Patience, perseverance AND a good niche.  Blogging regularly and being willing to wait for the results is critical. 

Fact is once a quality post is out there on the internet and indexed, it can keep working for you for years.  While I can't say this was totally typical for us, this Saturday we had three different contacts from potential patio home buyers, another Sunday and another Monday.  Now how many of these (if any?) will turn into actual clients?  Only time will tell.  Some sound serious, others are just in information gathering mode.  The key thing to note is these calls are based on PAST blog posts and IDX search pages.  We don't write that much new about patio homes on a monthly basis, but the "old" stuff continues to do its work for us while we put in the occasional new post or search page. 

Bottom line, be conscious of your daily blogging choices.  Trading some comments and points type posts for phone call generating posts might be in order if you think your blogging isn't working.

After hitting 500,000 it becomes number 2 and occasionally we do check our points to see where we are.

Certainly have a blog that brings the "rain" years later is a jewel. Well written blogs on interesting and sometimes unique subjects that others are not writing about is desirable

Lynn, Our patio home posts in particular seem to have long lives.  We removed a few items to make them more evergreen and it helped.

Raymond, Agreed, initially trying to build relationships is a key part of the AR experience.  The risk is going too heavily to 1 and not enough to 2.

Jeffrey, And that's the beauty of a niche, you're feeding a need not otherwise supplied.

Yes, I so agree w/ you.  I have several evergreen posts that continue to get calls and clicks each month.  I've been spending more time trying to write 1 high quality article per month and then backlinking to key ones to strengthening them.  then, I do some for fun and some educational/give back posts...like I just did a few minutes ago.

There are some here, though, where it seems the balance is a bit skewed toward points rather than calls.

Hi Bill - I think we'd all want the phone to ring, but as you point out, it's not either/or. And the longer we're here and benefitting from everything AR offers, the more I like those pay it forward posts.

BLiz- when i began here, deciding what to blog about was tough. Writing about staging every day was something I couldn't do.  You have to, as you said, decide who your target audience will be.  BTW- that would make a good post for you... making an older post evergreen!!!

BLiz: While I still do my regular RE related posts, a lot more of my AR effort this year has been geared towards the "give back" SM articles. I do things elsewhere I do not do here that help provide the online balance I like to have.

I think August was my most productive month since I got to ActiveRain. I didn't blog every day and I sure didn't max comment every day.  Some days I opened the lap top, looked at the clock, looked at my to do list and closed the lid and got that extra hour of sleep. 

I haven't even begun to gather data on August for our market report. (which is one of the things that makes our phone ring)

Debbie, For some I think the siren call of points can outweigh doing what is right for their business.  I post regularly knowing to expect no comments, but AR isn't the audience for those posts.

Dick, Enough of a mix to keep it interesting for ourselves and for our followers to keep checking back in.

Anita, Our biggest phone ringer is the IDX custom searches.

Nina, Balance keeps us interested as writers and readers.

AB, If we can help shorten the learning curve for newer bloggers, it's a huge win for all of us.

Tammy, Lately a small handful of comments outside of our own post has been all I can manage.  This evening will be another busy one, just the nature of the business.

Troy, Points are fun, phone calls are business and I prefer more of the later.

I'm certainly not doing this for points although it's fun to see them multiply. I am here for the interaction, the learning experience and, hopefully to get some clients. Although how the latter has been is not clear to me at all. People amonst them clients, have told me that they enjoy my blogs so that is great to hear. It solidifies what they think/know about me, and for that reason my message stays on point that I'm sending out there.

Hella, Our niche posts keep getting found.  Some we turn into clients, others just want info that we can help with.

Michael, Realistically we could probably stop blogging regularly and just let the old posts work for us, but would rather keep going and adding to that archive.

Hi Liz and Bill Spear , I enjoyed reading your opinion here and yet I still do more features of San Diego and it's offerings to visitors and citizens. I was asked recently from a member of Congress if I would do a photo story " All About San Diego". I am a REALTOR® and while I love doing stories about San Diego, my work week is totally about real estate.
