Over Priced Listing 101- 5 Steps to Prepare Your Home For Market

 

Three or so months ago a couple called and asked me to visit with them about listing their home. Before meeting with them I did a thorough market search and clearly knew the home had been over-priced for a very long time. It had been listed for well over a year with a few insignificant price reductions. The final list price on it, before it had expired, did NOT get the home sold and was still way too high.

 

After meeting with the couple and talking with them for awhile I explained to them why they would not likely realize $75K more than the market would bear. First of all, the house was not properly prepared, in fact it showed poorly. Secondly, there simply were no other properties that had sold in the area for over a year or so that were anywhere near the price they thought they could realize. Thirdly, it had been poorly marketed. 

 

We talked about what they needed to do to prepare the home for sale - and that was a very BIG list. They were anxious for me to list the home on the spot but I was not willing to do so. Why?  Because there were no guaranties that they were ready, willing or able to do what was needed to get the home sold. And they still wanted to list way too high. I am pretty darn good at understanding peoples motivation and this was one of those times I knew I had to walk away.

 

Fast forward several months I noticed that they listed with another agent and it is, once again languishing on the market. They did not prepare the home for sale and they re-listed at the high list price that didn't sell the home for well over a year when it was previously listed. Why on earth they think it will now work out, I have no idea. The listing remarks say - seller is motivated and wants the home sold. I think not. I've been in this business a long time and my experience tells me that this home is not going to sell until the sellers are willing to do the following....

  1. Proper preparation of home 
  2. Proper staging of home
  3. Proper pricing for the current market
  4. Proper marketing of the home
  5. Hire an agent that understands how to do all the above - properly

Patrick White with this property it is a very unusual one for the area and after being on the market for 1 1/2 years most agents won't even bother to show it. There would have been an interesting marketing angle on this home (other than realistic price) to get it sold and I could have fun with it. I am glad to walk away when people aren't willing to look at reality and the current numbers.

Ron and Alexandra Seigel moving forward which is what the wife wanted to do but he was stuck on price and not willing to do what needed to be done to property. With the right price and condition I knew exactly who to market this home to and it would have gotten a sold sign on it fast.  Whatever!! People who are stuck are just that stuck. I chose not to be stuck with them!

Troy Erickson you are right, some agent are willing to take any listing just to have listings. I don't specialize in over priced listings!!

 

John Wiley sellers do need to be realistic, especially after well over a year of not selling. Just doesn't make much sense.

Debbie Reynolds I learned early on not to take way over priced listings - thankfully from my very 1st broker.  He made such a good case as to why that hurts everyone and I agree.  Plus the time that would be spent wasted on trying to sell the property could be put to good use with clients who actually are serious about selling or buying.

Margaret Goss hiring an agent that is good at all 4 points is the key!!  And agents who are willing to walk away are smart.

 

Bill Roberts lol that's funny!  They needed the right price and the other points as well as it's not the normal listing. As I say....next!  Enjoy your day!

Anna Banana Kruchten Right on with Five Steps to prepare home for sale.  Wonder when or if this family will get the message??  Perhaps if they wait long enough the values will improve to their price range which means that other well-priced homes will be worth even more.  Endless cycle.  You are wise not to waste your time with grossly over priced property.

I am seeing a real pattern here as the amount of listings is increasing, the ones still on the market are indeed over priced. Some will just not listen.

Great advice Anna.  Taking an over priced listing sets you up for the same conversation over and over with the seller.  House is over priced, therefore no showings, no offers.  Buys usually ask how long a home has been on the market.  Even if they get an offer at that price, it will never appraise.

Anna Banana Kruchten You are so right.  I have seen many of these type of homes on the market here, priced $ 100,000 too high and they haven't done a thing in 20 years.  And guess what - they're not selling and yet they sit.
