To Carpet or Not to Carpet....

I came across a new client who had tried to sell his condo for 3 months with someone else.  This one bedroom condo was in great condition and great location, but the carpet was worn and had traffic stains in it.  He said he gave a carpet allowance with the last listing.

 

I told him, in my experience, a carpet allowance is a license to take your allowance and ask for more off the price too!  I suggested he take his carpet allowance and get some carpet put in.  "Realtor-beige" (I suggested).  

 

This particular seller didn't like my input and went with another agent that was referred by a friend.   I'm anxious to see if he changed the carpet or if it sits on the market for another 3 months.  

 

Tell me Rainers.....what do you think?

Good advice!  Out here, most people HATE carpet.  I was showing buyers over the weekend and the house that won ended up having the least carpet!

Dirty carpet is worse than carpet.  No buyer wants to come in and replace carpet.  They expect to paint to suit their color tastes, but not to have to replace carpet.

The house has only one chance to make the fist impression. If it needs a new carpet~ do it, if you can completely remove the carpet and install (like) wood floors ~ that would be even better.
