I have to get used to asking this question this day and age; do you have solar? I worked a refinance with a low DTI, great credit and very low LTV. Everything went smoothly until the escrow agent ran their final title search, albeit late in my opinion (we had already wired the funds). Much to everyone's surprise a solar lease that wasn't on the prelim shows up on title. When I called the home owner to let her know what was happening she said, "yeah I didn't even think about that because we haven't turned it on yet." They leased the solar panels about three weeks before we started the refinance process. Needless to say this caused some serious issues with recording and dispersing the funds. The bottom line is we're able to get it done but it was delayed waiting for a subordination agreement. Lesson learned, "do you have solar?" needs to be added to my list of initial questions I ask all borrowers.

I am running into lots of resales in my area that have leased solar. 20 year leases with the financing statement recorded. It does change things up a bit.

Yup, I'm sure the buyers have to qualify and the lease has to be transferrable. It's funny, every agent I speak with says they've been approached by solar sales people and they just move along when they find out they're talking to someone in the real estate business.
