Another Satisfied Buyer: Congratulations to my clients who closed in June on their purchase of 117 Candia Street in Weymouth, MA.
These home buyers contacted me in the spring to help them purchase their first home. They were looking to buy a home in the Canton MA area. Their search involved a number of surrounding towns in the Norfolk County area. Looking for a home that needed little updating and had a decent sized yard, we were able to narrow down their search by weeding out the ones that did not meet their search criteria.
Like most other home buyers in the area, these buyers found the market to be very competitive. However, they were willing to jump into it feet first and did not hesitate to make their first offer. With that first offer, they found themselves on the losing side of a multiple offer situation. In fact, they would offer on two other homes with multiple offers and lost those as well.
Spring 2015 was not a season for buyers who were faint of heart! However, with a solid market analysis of each home from me, their exclusive buyer agent, we had a solid plan of what to offer, how high to go and when to stop before over-paying for a home.
As my mother always told me, things happen for a reason. I assured them that none of these homes were the right one and that we would find one that they liked even better. When they saw this adorable and well-maintained Cape style home on a side street in Weymouth MA, they knew it was the one. This house offered three bedrooms, two full bathrooms, updates throughoughout and a beautifully-landscaped yard. It had everything - location, condition and price.
Not wanting to lose another multiple offer situation, they were willing to offer above asking, based on my analysis of what the comparable homes suggested the price should be. Together with that offer and a pre-approval that showed their loan already having been underwritten (minus appraisal, of course), their offer was accepted.
Listed at $395,000.00, the final sales price was $405,000.00. These buyers were able to make a smart decision, relying on the knowledge and expertise of their exclusive buyer agent.
