I have been actively selling real estate for over 40 years. For an old guy I'm pretty good on the internet and I have to say it takes a lot of hard work. The old way of putting a listing on MLS and praying is fast changing to the hardest working agents and most successful are those who market on line consistantly and effectively. My on line arsenal consists of over 50 websites and social media pages. Smart tech savy home sellers actively look for the most active on line agent in their area to list with. On line marketing is one of the best ways to impress home sellers with your work ethic and dedication to selling your customers listings.
That's not to say I don't pray. Working in a buyers market is an agent's most challanging time. In a seller's market the agent who get's the listing wins because somone is waiting to buy it. The relationship is short and sweet with a seller's market. In a buyer's market the relationship can extend over a lengthy period of time. High pressure and insincerity are quickly exposed. Here in Nova Scotia we are experiencing one of the longest buyer's markets I have ever seen. I personaly have over 100 listings. I had a customer who I've had listed for 3 years come in recently and ask me for a SOLD sign. Puzzeled I asked him why as we had no sale pending. He told me he wanted to take the sign home and pray over it. He said we all know faith can move mountains perhaps faith could help move his house. Him and his wife just relisted with me for another 6 months. God Bless them for having faith in my efforts. Now we all know that any property will sell at a certain price point in any market and most of our activity is with listings where the owners through circumstances are forced to price accordingly. Home owners who are dealing with the tax free equity built up over years in their principle residence are wise to be patient and try and wait this market out. My job is to support them and prove to them I am using evey effort available to sell their home. I do this with my on line marketing and can prove to them I am working. Blogging is a big part of that especially in getting their home ranked in the search engines. Here's a snap shot of my activity Active Rain.
I am the number one blogger on active rain in my area and in Nova Scotia. You can see I have over 513 blog posts and over 2,000,000 views. Most of those posts are my listings which I then share through my whole network. This effort far exceeds relying on our company website and MLS. With my traffic stats I can show my sellers the activity I've generated on their listing.
There is another site that tracks your social media activity weekly. That varies from week to week but last week I was number 3 in Canada.
Now of course all this effort can not replace faith and prayer but comes in pretty handy when proving your worth to your customers and sales people (Yes I promote their listings too)
