ONE LITTLE SCRIPT = 4 New Buyers just this Week! 100% Conversion

Yes, I have 4 new buyers that I have signed up this week for us to help them buy a home. All due to one little script!   AND 2 of them only emailed me with no phone number. 

 Okay, so where did I find these buyers?  There are couple places.  

First, my website.  

On my website I have a couple links that say "Receive a free list of homes" OR "more info on this home" OR "Schedule an appointment."   I get leads from various sources.   Well when

Second, people calling in on my listings.  Whenever I have people call in on my listings that are under 200k, I use the script.

 

So what is the script?

Hi, John,  this week I have helped 2 people find apply for  free grant money to buy a home and there are only 3 left.  Would you be interested in FREE $5,000 grant money?

They all say YES!

So I set an appointment, and bring them in.  I have a 100% lead conversion off this little script.  Now there really are only 5 that this bank gets from the government.  However, they can try to apply for more.  So later Im going to say that I have given all 5 away...but there might be a chance for us to request another one.  Come on in and lets give it a shot.    4 new buyers this week!  Who cant love the power of a little script and benefit for buyers.

This is interesting...I know of a program in my area that gives away money to first time home buyers.  Very clever :)

I've had a few buyers that I helped to take advantage of various home buying programs. Although,  I've never used them as a marketing tool. I've found that in addition to federal programs there are city and county programs available as well. Great idea!

I didnt add this in but I also love letting them know about a foreclosure thats in the area.

Very interesting.  I've got to revisit my general practices and see if something like this would fit my image.  i guess the bottom line is getting the appointment.

Yes our goal definitely is getting the appointment.  But the main goal is to add value.  To help them out.  Once you get the appointment it is easier to start helping them out even more.

If you know a mortgage officer who works at Wachovia Bank, they offer a good 1st time buyer community program that is not brokered out.  I have put folks into many homes because of this program.  Make the call! Nice post! The business is there, go out and make it happen!
