House Staging Tips with Children in Mind

You’ll want to make things as appealing as possible to potential buyers when your house is up for sale. It doesn’t have to cost a fortune or take an excessive amount of time to create the right atmosphere, but it does take an eye for details. This eye for details becomes increasingly important when you’re staging rooms that are normally used by children. When it comes to house staging, The Laura Castillo Group can offer you some helpful tips to creating a space that sells.

staging tips for childrens roomsPut Away the Toys

When it comes to showing your house, you’ll want to put away the toys and games. Most children have a large selection of toys to choose from when they are playing. To make things easier to manage while in the showing stage, select an assortment of your child’s favorite toys to keep out and pack the rest away for the move. This will keep you from spending time picking up toys when a potential buyer is on the way, and your child will be excited to see the toys again once you move.

Be sure to keep the toys that are left out for play neatly organized and in one place. This may be a challenge when you have small children. To help make things easier, make it a game to pick up toys. Another good idea is to set specific times during the day to spot-check and put away toys. Explain the importance of keeping things neat to older children.

Paint the Walls

While your daughter may love the bright yellow paint and butterfly decals on her wall, a potential buyer may see that as a turn off and remove your house from their list. Painting the walls a more neutral color will provide a clean slate for buyers and give them a chance to see themselves in that space.

If your child has a themed room, pack away their themed items and provide a neutral backdrop during this time. Not everyone is going to appreciate the pirate themed room that your son adores. Assure your child that they can have the theme again once you move to the new house.

Find a Moving Buddy

When making these changes to a child’s space, keep in mind that this is a big adjustment for most children. Leaving out special toys or stuffed animals may bring comfort to your child during this transition. If your child doesn’t have a special item to help them through this time, consider taking them to find a moving buddy.

Ideas for a Moving Buddy

  • Build a Bear has a wonderful assortment of stuffed animals that can be created with your child’s interests in mind.
  • A stuffed animal
  • A doll
  • An action figure or Barbie doll
  • A small car or truck
  • Older children may appreciate a colorful notebook and special pen to record their moving adventures.

Whatever option you choose, plan a special day to select the item and make it their own. Consider making it an adoption adventure where they get to select their choice and give it a special name. Plan a picnic or have lunch out with the new moving buddy. You can use this time to talk about changes being made to the house, packing things away, and any concerns your child may have about the upcoming move.

More Staging Tips

  • Don’t forget toys that are located outside. This includes play equipment, swing sets, sandboxes, and anything else that may distract a potential buyer from seeing the full potential of the property.
  • If you’ve used a spare bedroom for a play room, turn it back to a bedroom during the sale of the house. Not everyone has children, and you want to appeal to as many buyers as possible.
  • We like to make baths fun for our children, but make sure all bath toys are stored out of sight.

It can be such a challenge to make sure that children know their needs and their toys are still there for them.
