We received a verbal offer on a house we had listed and, after some verbal negotiation, were able to reach a meeting of the minds. Hooray!

"You'll have the contract by 6:00 tonight," the agent told us.

So we told our clients. At 9:00, Wayne called the agent to see what was going on. "By morning," he told us.

In the morning, nothing arrived. By the afternoon, our clients were getting itchy. "Did they change their minds?" they panicked.

Finally, the next day, the contract arrived in our email.

But, upon further inspection, there were quite a few errors.  For example, the agent wrote his company's name instead of his own in the place where his signature was required. In another place, he had miscalculated the mortgage amount and deposits leaving a different offer price than we had negotiated.

Wayne texted the agent, asking him to clear up the problems. 

Thirty six hours passed before we received the corrected contract. At this point, we were getting frustrated and asked the agent what was going on. "My full time job is really busy this week. I only do real estate on the side."

Jean is a part time agent and fully understands the frustrations of working part time. Some days, there really aren't enough hours in the day to get everything done that you want to get done. But our clients are always served appropriately.

"I just need the buyer's attorney info," Wayne told the other agent once the contract was fully executed. "I'll have it for you by tonight," the agent told him.

Twenty four hours later, after several texts and email requests, Wayne finally sent this email:

I understand that you're busy working another full time job, I get it, my wife also has a full time job besides being a Realtor.  But I am a full time Realtor.  When working a transaction, we have to cooperate and work together to get all the parts in place.  But we need to do so in a timely manner, with effective communications.
 
Yesterday I texted and emailed you for important information regarding your buyers attorney information and disclosures that they need to sign off on.  Yet you failed to even reply to my texts or emails.  I've emailed you again today and still nothing.
 
If  you're unable to represent your clients, I will be happy to do so for you and pay you a 25% referral fee.  If you'd prefer please have someone else in your office attend to the transaction if you can't do so in an appropriate timely manner.  
 
We had the buyer's attorney information within 10 minutes.

Good morning Wayne and Jean Marie Zuhl ,

Oh this sounds so familiar!! If an agent is going to have a full time job while trying to practice real estate they need to be working with another agent and make arrangements for a referral fee so the process can move forward in a timely manner. I have to admit I do not take verbal offers..get it in writing and go from there..if another offer came in..no signatures on this one they could lose out completely!

Now that's a very clever response that got action. I don't know that I would have thought of it. But I will add that I can't remember the last time I had a transaction with an agent who wasn't full time.

Hi Wayne and Jean Marie Zuhl That response was clever, but I doubt that it is legal. It wouldn't be here in California.

But I understand the frustration of working with a part-time agent. Personally, I DON'T THINK THEY SHOULD BE ALLOWED TO PRACTICE WITHOUT A FULL-TIME PARTNER,

yes but that is just the start, what you deal with now you will be dealing with during the entire transaction, tough to work with part timers
