Who Can Make Repairs On My Home For Sale?
We marketed your home, we negotiated a solid contract and NOW for the inspection phase. The home inspector schedules a few hours to inspect your home from roof peak to basement. Perhaps there's a radon test too that gets picked up after a few days down in your basment. When it's done the buyers get a copy of the inspector's report and there may be a short or long list of things they'll ask to have repaired.
And the reality is no matter how well you've maintained your home, there WILL likely be things identified. Places in the house you don't go normally or knowledge we don't have to identify potential issues, and a home inspector worth his pay WILL find those things.
So now what? After we've negotiated which items WILL and WON'T be fixed and both sides are satisfied with that list, WHO can make those repairs?
The answer is "It depends".
For instance, when we're repping the buyers, we'll typically specify "work to be performed by professional contractors and receipts provided by final walkthrough". Why? Because the home owner and their circle of relatives/friends may not have the skills they think they do, and if they don't do it right, who gets to live with the consequences? Sure you could TRY and go back to them after you've bought the home, but short of enjoying an extended time in the legal system, you may get nowhere. However, with an invoice from a contractor, you've got a higher probability of getting satisfaction if the repair isn't proper or doesn't last.
And from a seller perspective, we also recommend hiring a professional. You shift the liability and the burden of dealing with any issues post closing to the pro who did the work. After all, once you've SOLD your house, do you really want to spend time on it once you've sold it?
Sure, there ARE some items most homeowners could easily address themselves (caulking, tightening something loose, etc.), but for the most part, you're going to want a plumber, electrician, carpenter or someone who does it day after day to do the work. And in some cases like mold mitigation or radon mitigation, there's a VERY short list of Ohio state authorized businesses that are actually allowed to do the work.
