The Gilbert, Arizona housing market is approaching it's standard Fall and Winter slow down already. Housing numbers in August show that New listings being put up for sale and total Sold listings are both on the decline for the second month in a row. Current Active listings have flatlined for the third month in a row. There were a total of 517 New homes put on the market for sale in Gilbert for the month of August and there were a total number of 477 Sold homes in Gilbert for that same month. Total Active listings sat at 1,127 homes for sale.
What do all these numbers mean for buyers and sellers? Active listings are down almost 20% from August 2014 numbers. Inventory is getting a little low for this time of year so buyers are going to have less options in the Gilbert area to choose from when home shopping. It is back-to-school time in Gilbert which can heavily distract sellers from putting their home on the market. It can also distract potential buyers from jumping in to the housing market as they are busy getting in to a different routine than the one they were in over the Summer. Once the initial wave of back-to-school schedule changes occur we will typically see another spike in real estate activity on both the buyer and seller side.
According to the numbers most of the home buying and selling in Gilbert in August was for housing in the $200,000 to $300,000 price range.
