You Can't Always Get What You Want

Maybe this will sound familiar. A couple wants a spacious family home with an open layout, big kitchen, low maintenance yard, and minimal upkeep all for a bargain price. Currently, I have San Diego home buyers seeking this very property for under $500K. This may seem hard to believe for those in different states, but for us, this is a very modest price range.  One of the things I often have to remind buyers about is that no home comes ready-made, perfect for you, unless you building a custom home – and even then, compromises are usually made. It’s important to distinguish between wants and needs. It’s also critical to determine that which is organic to a home, and those things that can be changed down the road.  Desirable home features such as ‘light, bright, and open’ are must be in a home when purchased, since these are difficult things to change. A low maintenance landscape is a feature that can be changed, as are things like air-conditioning, granite counters, and other decorative touches.  Even when I’ve worked with very wealthy home buyers, no one gets everything they want in a home. Think carefully about what you can customize once you own the home. The more realistic you are with your home needs up front, the better the chance that you will get that great home for your family. Very true....can be a hard conversation to have with a buyer, but a good agent will always be honest and forthright when approaching these issues.  Your client will appreciate it even if they don't like what they hear...hopefully

It's always difficult when the Grand Canyon is the size of the gap between the homebuyer's wants and what is available at their desired price point.

Sometimes it takes showing a few homes as well as recent sales activity at the buyer's price point to demonstrate that their dream house is not available at or near their price point.  Hopefully the reality sinks in and they adjust their price point and/or property expectations.

Then there are the buyers who insist that you find the deal that doesn't exist.  At that point, you might tell them that a different agent may be better suited to chase unicorns.

Managing expectations is something all buyers should learn how to do.  Renovation loans are one way to help solve this problem...OK, this house would be perfect "if...".  Why not use a renovation mortgage, and make the "if" happen

Twice I have built the same floor plan and there were things I wanted to change when each home was finsihed the second time around. There is not perfect home and compromise is just part of it.
