Bacteria in Well Water Means What to a Homeowner?

If you have a well for your home water system as a real estate homeowner or renter you should be aware of what is well water with bacteria in real estatein the water.  If you are renting you need to ask the landlord and hopefully the well has been tested and a report provided to you.  What are you looking for in a water test is probably the most common question I get in real estate?  You are looking for the following items:

Absent of bacteria is essential from well water which means coliform, e. coli & chlorine are not present in it.  A well water check periodically of your well is important and there are water testing labs in every state that are reputable and will do it at a cost to you.

For the health of your family it is a must to have no bacteria in the well water.  If the house has been empty for awhile it is typical to have coliform in the well water.  This can be easily be fixed by adding bleach to the well, letting it sit for 24+ hours and then flushing it out of the well by running all the house faucets.  Then you should have the well water re-tested to ensure the problem of coliform is removed.  Again there are water testing labs that can do this well water correction for you.

In RI real estate I recommend that all my clients with wells do this periodically.  You have a family you care for so take the natural steps to ensure their health from the water.  It is one thing you can control.

Ginny- this is important information for anyone on well water.  There are several areas here in Florida on well water and I wonder if they're being tested.

Ginny I have never had a home or rented a home with well water, but if I did, testing would be done regularly.

People that have pets and wells should have the water checked periodically.  Shock treatment with bleach does wonders

This is a reminder for all with wells to not just look at the clarity of their water everyday but to actively measure & have analyzed periodically.  The good health of all who drink the water in a house should be a top priority.  Thanks!

We don't have very many homes here that are on well water.  I have had one tested in the past for a client.  DEQ (Department of Environmental Quality) tested the water.

Good topic - and not every well passes when tested - makes me nervous to imagine what impact it has on the current owners!

I ponder... does anyone ever have their city water tested?

Sep 20, 2015 10:20 AM
Debra Peters

I have had my city water tested. Don't necessarily believe it's 100% safe. We installed a whole house water filtration system. It's amzing how your skin and hair feels when it's free of chlorine.

Excellent question Tammy Lankford ...in RI the towns are required to post it and meet all EPA guidelines...I wonder if that is true everywhere???

Sep 20, 2015 10:29 AM
Tammy Lankford,

yes, but if they test it at the source (town supply) and not at your house, what kind of contaminants could be in those lines between the source and your home.  It should be tested at random places each month.   I've seen the inside of broken waterlines on the news and it ain't pretty.  I have my well tested every three years.
